Five of the highest-priced publicly reported home sales in the Miami, Florida metro area for the week ending Sunday, August 2, 2026 β€” $123.51 million combined, an average of $24.70 million, led by a $42 million oceanfront estate in Hillsboro Beach.

Miami, Florida Metro Area Top 5 Home Sales: Hillsboro Beach Oceanfront Estate Leads at $42 Million

Five of the highest-priced publicly reported home sales identified in the Miami, Florida metro area totaled $123.51 million for the calendar week ending Sunday, August 2, 2026 — an average of $24.70 million per transaction. The Miami–Fort Lauderdale–West Palm Beach metro area spans Miami-Dade, Broward and Palm Beach counties.

This is a different order of market from anywhere else RealtyWire covers: the week’s fifth-place sale, at $13.5 million, would have led every other metro in this edition outright. The five are spread across all three counties and nearly sixty miles of coastline, from a Hillsboro Beach oceanfront estate down to Coconut Grove, with two inland country-club properties in Boca Raton and Palm Beach Gardens. Discounting was the week’s common thread — the leader closed 30 percent below its opening price after eight months on the market — and two of the five had already returned to the market or been rebuilt within the past eighteen months, which is characteristic of a tier where properties trade as projects as often as homes.

No. 1 — $42,000,000 · 1107 Hillsboro Mile, Hillsboro Beach, Florida

The week’s highest-priced transaction in the Miami metro area closed July 28 at a publicly reported $42 million: an oceanfront estate on Hillsboro Mile, the narrow barrier-island road in the Town of Hillsboro Beach that gives the stretch its local name, the Millionaire’s Mile. The seven-bedroom house spans about 10,101 square feet with eight full bathrooms and one powder room, set between the Atlantic and the Intracoastal on one of the slimmest developed strips in South Florida.

The pricing history is the story. The estate came to market December 1, 2025 at $59.95 million and closed almost exactly 30 percent below that figure roughly eight months later — the steepest discount of the week by a wide margin, and a reminder that at this altitude the opening number is an opening position rather than a valuation. It is also the only transaction on this list above $25 million.

No. 2 — $24,000,000 · 625 Ocean Blvd, Golden Beach, Florida

The runner-up closed July 27 at a publicly reported $24 million in Golden Beach, the one-square-mile town north of Sunny Isles that permits only single-family homes and keeps its beach private to residents. The six-bedroom residence measures about 6,734 square feet with five full bathrooms and one powder room — the smallest house in this week’s top five, and a demonstration that in Golden Beach the address does most of the pricing work.

The property has not stayed quiet since. It returned to the market after this sale at $26 million, roughly 8 percent above the closing figure, which is the kind of turnaround that has become routine in the barrier-island towns between Miami Beach and Fort Lauderdale.

No. 3 — $22,500,000 · 4040 Kiaora St, Miami, Florida

Coconut Grove takes third position with a July 27 closing at a publicly reported $22.5 million on Kiaora Street, in the oldest continuously inhabited neighbourhood in Miami and the one that has drawn the city’s technology arrivals most heavily over the past several years. The six-bedroom house runs to roughly 8,833 square feet with seven full bathrooms and a powder room.

It was offered at $24.9 million and closed about 10 percent under that figure. Coconut Grove’s appeal is partly topographic — it sits on some of the highest natural ground in a city where elevation has become a pricing factor — and partly cultural, with a village core that has resisted the tower development reshaping Brickell and Edgewater a few miles north.

No. 4 — $21,500,000 · 1642 Sabal Palm Dr, Boca Raton, Florida

The fourth sale moves inland and north to the Royal Palm Yacht & Country Club in Boca Raton, where a newly completed estate on Sabal Palm Drive closed July 30 at a publicly reported $21.5 million. Built by SRD Building Corp with interiors by P&H Interiors, the house holds seven bedroom suites across about 9,370 square feet, with a club room built around a sculptural bar, a climate-controlled wine room and a dedicated study. Its 132 feet of frontage look out over several fairways.

The site tells the more interesting story: the previous house on this lot sold for $6 million in February 2025, was replaced, and the finished estate closed seventeen months later at more than three and a half times that figure. Offered at $22.95 million, it settled about 6 percent below asking — the narrowest gap of the week.

The list closes in Palm Beach Gardens, where a house on Belladonna Court sold July 29 at a publicly reported $13,505,400. At approximately 11,510 square feet it is comfortably the largest home in this week’s report — roughly 14 percent bigger than the estate that led the list at three times the price — with six bedrooms, seven full bathrooms and two powder rooms.

That contrast is the useful one. At about $1,173 per square foot it is the least expensive space on the list, while the Hillsboro Beach leader ran to roughly $4,158 — three and a half times more for a smaller house. Thirty-five miles inland from the ocean, in a metro where the water is the scarce commodity, square footage stops being the thing being purchased.
