Five of the highest-priced publicly reported home sales in the Atlanta, Georgia metro area for the week ending Sunday, August 2, 2026 β€” $32.05 million combined, led by a $13.8 million newly built estate in Buckhead's Tuxedo Park.

Atlanta, Georgia Metro Area Top 5 Home Sales: New Tuxedo Park Build Leads at $13.8 Million

Five of the highest-priced publicly reported home sales identified in the Atlanta, Georgia metro area totaled $32.05 million for the calendar week ending Sunday, August 2, 2026 — an average of $6.41 million per transaction. The Atlanta–Sandy Springs–Roswell metro area spans 29 counties.

The week was defined by a single outlier and a consistent discipline underneath it. The top sale closed at more than twice the price of the second, and it was the only new construction on the list — a house finished this year on a Buckhead lot that had traded as a $2.6 million teardown in early 2024. Below it, construction dates run from 1999 to 2024 and price per square foot ranges from roughly $341 to $851. Every one of the five closed below its asking price, by between 1.8 and 11.8 percent, and two transactions were handled entirely within a single brokerage — Ansley Real Estate on one, Atlanta Fine Homes Sotheby’s International on another. Two of the five sit in Milton’s equestrian belt on the metro’s northern edge, more than thirty miles from the two Buckhead-area estates that lead the list.

The week’s highest-priced transaction in the Atlanta metro area closed July 27 at a publicly reported $13.8 million: a newly completed house on a 1.58-acre hilltop in Tuxedo Park, the Buckhead enclave that has anchored Atlanta’s luxury market for a century. Built this year by Siegel Construction with site planning by Land Plus, the six-bedroom residence runs to about 16,225 square feet in a Scandinavian modern idiom, with a sculptural main staircase composed of stone, wood and plaster, and a pool framed by a level lawn extending from the main floor.

The sale works out to roughly $851 per square foot, the highest figure in this report. Its pricing history is the more striking number: public records show the underlying lot sold for $2,635,000 in February 2024, meaning the finished house closed at more than five times the value of the ground it stands on, some two and a half years later. Listed June 1 at $14.5 million, it went under contract July 23 and closed 4.8 percent below asking after 56 days.

No. 2 — $5,800,000 · 1376 Mount Paran Rd NW, Atlanta, Georgia

The second-highest sale closed July 30 at a publicly reported $5.8 million: a gated English manor estate on more than two acres on Mount Paran Road, surrounded by tiered boxwood and rose gardens. Built in 2008 and running to roughly 17,000 square feet — the largest home in this week’s report by interior space — it offers nine bedrooms and twelve full bathrooms alongside five powder rooms, a primary suite on the main level with dual baths and a large sitting room, a banquet-sized dining room flanked by wood-paneled rooms, and a grand salon opening through triple French doors to the pool and terrace.

At about $341 per square foot, it is the least expensive square footage on the list, and the reason is visible in its marketing history. The estate first came to market in November 2019 at $6.9 million, was cut to $5.9 million and withdrawn in November 2020. It returned this March at $7,999,000, was reduced twice more — to $6,999,000 in April and $5,985,000 in June — and finally closed 3.1 percent below that last figure. Measured against the 2026 opening price, the sale came in 27.5 percent lower.

No. 3 — $5,400,000 · 4534 Mystic Dr, Sandy Springs, Georgia

A 2024-built contemporary in Sandy Springs, on a wooded lot near Chastain Park, closed July 27 at a publicly reported $5.4 million. The six-bedroom house of roughly 13,372 square feet, with seven full bathrooms and two powder rooms, was designed around wellness and entertaining in equal measure: a resort-style pool, a golf simulator, a cold plunge, a dedicated wellness suite, a custom dog spa, and a sculptural kitchen with a built-in pizza oven.

The sale equals about $404 per square foot. Listed May 11 at $6 million and reduced to $5.5 million in June, it went under contract June 26 and closed 1.8 percent below the final ask — 10 percent below where it started. The property’s history shows the arc of a rebuild: the lot sold for $805,000 in July 2021, and the completed house first traded for $3,879,623 in March 2024, sixteen months before this sale.

No. 4 — $3,695,000 · 16035 Westbrook Rd, Milton, Georgia

The fourth sale moves to Milton, in the horse country at the metro’s northern edge, where an 8.8-acre equestrian estate on Westbrook Road closed July 28 at a publicly reported $3,695,000. Approached through a private gate along a winding gravel drive, the 1999-built house offers eight bedrooms across about 8,124 square feet, and the land carries a two-stall barn, a gunite pool, rolling pastures, mature trees and two creeks.

The sale works out to roughly $455 per square foot. Listed February 12 at $3.95 million, the property took 166 days to close and finished 6.5 percent below asking — the longest marketing period in this week’s report. Public records show it last traded in August 2021 for $1,635,000, making this sale a 126 percent gain over five years.

No. 5 — $3,350,000 · 3309 Hamby Rd, Milton, Georgia

The list closes with a second Milton property, on Hamby Road, which sold July 31 at a publicly reported $3.35 million. The seven-bedroom house measures approximately 6,406 square feet and carries seven full bathrooms, placing it in the same equestrian-belt market as the Westbrook Road estate that preceded it by three days and about a mile and a half.

At roughly $523 per square foot, it carries a higher rate than its larger Milton neighbour — a reminder that in this market acreage and interior space are priced quite differently. It also recorded the steepest discount on the list: offered at $3.8 million, it closed 11.8 percent below that figure.
