The coastline is the entire list. All five sales sit on the sand or within a short walk of it, strung along roughly seventy miles of shore from Paradise Cove in Malibu down through Santa Monica and Manhattan Beach and into Orange County at Corona del Mar and Newport Beach. In a metro of 13 million people covering more than 4,800 square miles, not one of the week’s highest-priced closings came from an inland address. The week is also top-heavy to an unusual degree: at a publicly reported $55 million, the Malibu sale is worth more than three times the runner-up and nearly half the combined total on its own.
No. 1 — $55,000,000 · 27832 Pacific Coast Hwy, Malibu, California

The week’s highest-priced transaction in the Los Angeles metro area closed July 29 at a publicly reported $55 million: an oceanfront estate on Pacific Coast Highway in Malibu’s Paradise Cove, designed by architect Marc Appleton. The six-bedroom residence measures approximately 8,775 square feet on a 2.27-acre parcel — a scale of beachfront land that rarely reaches the open market in Malibu.
The pricing tells its own story. The estate had been marketed at $74.5 million, and the reported closing lands about 26 percent below that figure — a wide gap in absolute dollars, roughly $19.5 million, though not an unusual outcome at a price point where the pool of qualified buyers can be counted on two hands. At approximately $6,268 per square foot it is nonetheless the most expensive space sold in the metro this week by a factor of nearly two.

No. 2 — $16,750,000 · 1115 Georgina Ave, Santa Monica, California

The runner-up closed July 29 at a publicly reported $16.75 million on Georgina Avenue in Santa Monica, north of Montana Avenue. Completed in 2021 to a design by architect Grant Kirkpatrick, the five-bedroom house measures roughly 13,957 square feet with six full bathrooms and three powder rooms — the largest home in this week’s report by a margin of more than 5,000 square feet.
It is also the least expensive square footage on the list, at about $1,200 per foot. That inverts the usual expectation and frames the week neatly: the biggest house sold for less than a third of what a smaller estate on the sand in Malibu commanded. Georgina Avenue sits several blocks inland from the bluffs, and the difference between a walkable beach address and a beachfront one is most of the gap.

No. 3 — $16,000,000 · 2420 The Strand, Manhattan Beach, California

Third place went to Manhattan Beach, where a corner property on The Strand closed July 31 at a publicly reported $16 million. Built in 1999 in a Mediterranean idiom, it is arranged as a duplex: a four-bedroom main house with a three-car garage alongside a separate two-bedroom, two-bathroom unit with its own garage, totaling about 4,994 square feet and six bedrooms.
At roughly $3,204 per square foot it is the second-most expensive space in this week’s report despite being the smallest building on the list — barely a third the size of the Santa Monica house that outsold it by only $750,000. The Strand is the pedestrian walkway running directly along the sand, and a corner lot on it carries frontage that cannot be manufactured. The property had been marketed at $22.5 million before a reduction to $19.5 million.

No. 4 — $14,500,000 · 4512 Roxbury Rd, Corona Del Mar, California

The first Orange County entry closed July 31 at a publicly reported $14.5 million on Roxbury Road in the Cameo Shores neighborhood of Corona del Mar. The four-bedroom house measures approximately 6,855 square feet with five full bathrooms and two powder rooms, in a bluff-top enclave with private beach access above the Pacific.
The transaction is a rarity worth noting: the house was marketed at $14,499,000 and closed at $14.5 million, one thousand dollars above the asking price. At this level a sale at or over ask signals a property that was priced to the market rather than aspirationally — and it stands in sharp relief against the week’s leader, which traded roughly $19.5 million below its own asking figure.

No. 5 — $12,700,000 · 702 Saint James Pl, Newport Beach, California

The list closes on Saint James Place in Newport Beach, where a newly completed house sold July 30 at a publicly reported $12.7 million. Finished in 2025, the five-bedroom residence runs to about 6,411 square feet — the only new construction in this week’s report, in a week otherwise dominated by houses between 25 and 60 years old.
Its recent history shows how sharply this stretch of coast has moved. Public records place an earlier sale of the property at $3.5 million in April 2022; the parcel was redeveloped and the finished house came to market in May 2026 at $12,995,000, closing about two percent under that figure roughly eleven weeks later. The prior figure reflects a different property on the same land, but the trajectory is the story.
