Phoenix, Arizona Metro Area Top 5 Home Sales: New Paradise Valley Build Leads at $11.75 Million

Five of the highest-priced publicly reported home sales identified in the Phoenix, Arizona metro area totaled $39.56 million for the calendar week ending Sunday, August 2, 2026 — an average of $7.91 million per transaction. The Phoenix–Mesa–Chandler metro area covers Maricopa and Pinal counties.

One town accounts for four of the five. Paradise Valley — a strictly residential municipality of roughly 12,000 people entirely surrounded by Phoenix and Scottsdale, with no commercial zoning to speak of — took every position on this list except second, which went to the Silverleaf enclave at DC Ranch in north Scottsdale. That concentration is the metro’s defining feature at the top of the market: across a valley of nearly five million residents, the highest-priced closings cluster into a handful of square miles. The week also divides sharply in two. The leading pair closed at $11 million and above; the remaining three landed within $300,000 of each other just above $5.5 million, with no sales in the six-figure gap between.

The week’s highest-priced transaction in the Phoenix metro area closed July 27 at a publicly reported $11.75 million: a newly completed house on Avenida Del Sol in Paradise Valley, finished in 2025. The five-bedroom residence spans approximately 7,769 square feet at the base of the Phoenix Mountain Preserve, in the part of town where lot lines were drawn generously enough that new construction can still fill them.

Paradise Valley’s zoning is the quiet reason a town this small produces sales of this size. Incorporated in 1961 specifically to keep commercial development out, it holds roughly 5,000 homes on one-acre minimum lots, which caps supply permanently and pushes new construction toward the top of the price range. A house completed in 2025 arriving straight into an $11 million closing is the predictable consequence.

The runner-up is the week’s only sale outside Paradise Valley: a July 30 closing at a publicly reported $11 million on Whistling Wind Way, inside Silverleaf at DC Ranch in north Scottsdale. The five-bedroom house measures about 7,555 square feet with five full bathrooms and a powder room, in a guard-gated community built into the McDowell Mountain foothills.

Silverleaf has become the valley’s most reliable counterweight to Paradise Valley at this price level, and the two markets attract buyers for opposite reasons — Paradise Valley for its flat, established one-acre lots close to central Phoenix, Silverleaf for elevation, views and the amenities of a master-planned club community twenty miles northeast.

Two seven-bedroom Paradise Valley houses of similar size closing on the same day within a few percent of each other is the clearest signal this week offers about where the town’s established market currently sits — a band, not a spread.

At roughly $1,138 per square foot it is the most expensive space on the list, and the comparison with its neighbours is the point: a compact three-bedroom house in Paradise Valley can price alongside homes half again its size, because what is scarce here is the address rather than the floor area.
