The Tampa–St. Petersburg–Clearwater metro area covers Hillsborough, Pinellas, Pasco and Hernando counties.
Water defines all five, but not the same water. Three sit on the Pinellas barrier islands facing the Gulf — Belleair Beach, Treasure Island and Pass-a-Grille — one is a penthouse above Tampa Bay in the Westshore Yacht Club tower, and the fifth is an inland lakefront estate on nearly nine acres in Lutz. Only one of the five is inside the city of Tampa itself, and it is the sole condominium on the list. Sizes run from about 3,836 to 6,428 square feet, and just one property, a 2022 build on Treasure Island, is new construction.
No. 1 — $6,750,000 · 500 Gulf Blvd, Belleair Beach, Florida

The week’s highest-priced transaction in the Tampa metro area closed July 28 at a publicly reported $6.75 million: a Gulf-front house on Gulf Boulevard in Belleair Beach, the barrier-island town of roughly 1,500 residents between Clearwater and Indian Rocks Beach. The four-bedroom residence measures about 3,923 square feet — the second-smallest home in this week’s report, and the most expensive.
That inversion is the point. Belleair Beach occupies barely a mile of shoreline and permits almost nothing but single-family homes, so its Gulf frontage is effectively a fixed quantity. A four-bedroom house of under 4,000 square feet leading a metro of three million people is a statement about how little of that shoreline changes hands in any given week.

No. 2 — $5,800,000 · 12650 7th St E, Treasure Island, Florida

The runner-up closed July 31 at a publicly reported $5.8 million on Treasure Island: an ultra-modern concrete house completed in 2022, running to roughly 6,428 square feet with four bedrooms. It is the largest home on this week’s list and the only new construction, built to the storm-resistant standard that has increasingly become the price of building anything on the Pinellas barrier islands.
The property has moved sharply since. It has returned to the market at asking prices between $9.99 million and $11.5 million — roughly 70 to 98 percent above the figure it closed at in July, and under different brokerages than the one that handled this sale. Whether that reflects improvements, ambition or a changed market, it makes this week’s closing look like the low point of a fast-moving story.

No. 3 — $5,184,690 · 5713 Bowen Daniel Dr #PH-1701, Tampa, Florida

The only sale within the Tampa city limits is also the only condominium: a penthouse at 5713 Bowen Daniel Drive that closed July 31 at a publicly reported $5,184,690. The four-bedroom residence of about 4,993 square feet sits near the top of Aqua, the seventeen-storey, 77-residence tower inside the gated Westshore Yacht Club community on Old Tampa Bay.
Its position in the report is worth noting. In a metro whose top tier is overwhelmingly single-family and overwhelmingly coastal, a bayfront tower produced the third-highest closing of the week — and did so at a price per square foot below three of the four houses around it, which is the usual trade between vertical living and a private stretch of sand.

No. 4 — $4,850,000 · 3105 Pass A Grille Way, St. Pete Beach, Florida

A four-bedroom house on Pass A Grille Way closed July 30 at a publicly reported $4.85 million, at the southern tip of St. Pete Beach in the historic Pass-a-Grille district — a narrow, low-rise neighbourhood of early twentieth-century cottages and newer waterfront homes that sits on the National Register of Historic Places.
At approximately 3,836 square feet it is the smallest home in this week’s report. Pass-a-Grille’s appeal is scarcity of a particular kind: the district is only a few blocks wide, bounded by the Gulf on one side and the Intracoastal on the other, and its historic designation constrains what can replace what is already there.

No. 5 — $4,200,000 · 216 Lake Brant Dr, Lutz, Florida

The list closes inland, where a lakefront estate on Lake Brant Drive in Lutz sold July 30 at a publicly reported $4.2 million. The five-bedroom house of roughly 6,355 square feet carries seven full bathrooms and a powder room, and sits on close to nine acres — a scale of land that simply does not exist on the barrier islands above it.
It is the clearest counterpoint on the list. Twenty-five miles from the Gulf, the same money that buys a compact house on a hundred feet of beach buys a nine-acre lakefront property with nearly twice the interior space. Lutz, straddling the Hillsborough and Pasco county line north of Tampa, has become the metro’s answer for buyers who want acreage and water without a barrier-island address.
