Homes built around boating shared the week's top sales with a rural spread that traded the waterfront for open land.

Punta Gorda, Florida Metro Area Top 5 Home Sales: Sailboat Canals in Punta Gorda and a Barn and Pond in Suncoast Estates

The five highest-priced home sales reported in the Punta Gorda, Florida metro area for the week ending October 4, 2026, totaled $6.37 million, and all five were in Charlotte County. Three of the homes are in Punta Gorda, with one each in Cape haze and Grove City.

Saltwater canals, a lagoon and Lemon Bay set the scene for much of the list, from a home finished in 2021 to one dating to the late 1970s. The same agent was on both sides of three of the five sales.

No. 1 — $1,450,000 · 171 Bocilla Drive, Cape haze, Florida

The week’s highest-priced sale was 171 Bocilla Drive in Cape haze, which sold for $1,450,000. The two-story, wood-frame home was built in 1996, sits on a lagoon and has a full view of the bay. It has three bedrooms, two bathrooms and 2,015 square feet of living space on a 10,000-square-foot lot. Inside are vaulted ceilings and an open floor plan, with the bedrooms split apart. The property also has a heated pool, an outdoor shower, a two-car garage and a golf cart garage. The property last sold for $815,000 in 2021.

West Coast Builders built the one-story home in 2021, making it the newest of the five. It has three bedrooms, two bathrooms and 2,111 square feet on a 9,600-square-foot lot. Engineered hardwood floors run through the rooms, which are finished with crown molding, plantation shutters, accent walls and wood ceiling details. The kitchen is built around a large center island, with quartz counters, a Wolf oven and microwave, a Sub-Zero refrigerator and a separate wine refrigerator.

The primary suite has his-and-her custom closets and a bath with a walk-in shower, separate vanities and a BainUltra air-jet tub. One of the two guest bedrooms has a Murphy bed, and the second bathroom opens directly to the pool. A large screened patio surrounds the heated saltwater pool, and the property also has a heated spa, an outdoor kitchen, an outdoor shower and a three-car garage with epoxy floors and its own mini-split air conditioning. The property last sold for $332,900 in 2018, before the current home was built.

Nearly every room opens to the covered lanai, which has a cedar-accented ceiling, an outdoor kitchen area with a refrigerator and a screened, heated saltwater pool looking over the canals. The three-car garage has an 8,000-pound lift and a workshop. The home is on a quiet street, steps from St. Andrews South Golf Club and minutes from the Punta Gorda Yacht Club, Fishermen’s Village and downtown Punta Gorda. The property last sold for $239,000 in 2013, before the current home was built.

Built in 1979, it is the oldest home on the list and, at 1,450 square feet, the smallest. The one-story home has two bedrooms and two bathrooms on 0.28 acres, with a two-car attached garage. Outside are a pool, a heated spa and a screened, covered patio and deck. The property last sold for $900,000 in 2025.

The last of the five sales leaves the canals for Suncoast Estates, a horse community in Punta Gorda, where 24581 Nova Lane sits on 7.27 acres on a dead-end street, the largest lot of the five. The fenced land is set up for horses. Its barn has a tack room, a wash rack, a center aisle and four stalls. There is also a stocked pond crossed by a walk-over bridge.

The two-story home was built in 1986. It has five bedrooms and four bathrooms, three full and one half, in 3,237 square feet, the most bedrooms, bathrooms and living area on the list. A front porch takes in wide views. Inside are cathedral ceilings, wood and porcelain tile floors and two wood-burning fireplaces, one in the family room and one in the living room. The kitchen has wood cabinetry, granite counters, stainless steel appliances with a double oven, and both a wet bar and a dry bar, and an island with seating looks into the family room. The main floor also has a formal dining area, a guest bedroom and a full bath. Upstairs are a loft and four bedrooms, among them the primary suite. Two bedrooms have their own balconies.

Two sets of sliding glass doors lead to the heated, screened pool, where water spills over rocks in a waterfall and a slide runs into the water. A half bath and an outdoor shower serve the pool area, and there is a covered patio. From the patio, a spiral staircase climbs to a balcony on the second story.

A separate garage has room for six cars, and two of its bays have been turned into a studio apartment with a kitchen, a full bath and a living area. The property also has four RV-height carports and a commercial generator that can power the entire home. The property last sold for $799,000 in 2010.
