
All five of the highest-priced home sales reported in the North Port, Florida metro area for the week ending October 4, 2026, were in Sarasota, and together they came to $61.255 million.
The group includes three single-family homes and two condominiums, and every one of them is on the water: a Gulf-front estate, a pair of residences at Rosewood Residences Lido Key, a canal-front home in Hidden Harbor and a bayfront home on Bird Key.
No. 1 — $26,000,000 · 3990 Higel Avenue, Sarasota, Florida

The week’s highest-priced sale was a new Gulf-front estate at 3990 Higel Avenue, which sold for $26,000,000. Completed in 2026 on a 1.18-acre lot, the contemporary home was designed by DSDG Architects and built by Nutter Construction, with interiors by Angela Rodriguez Interiors.
At 13,035 square feet, it is the largest of the five homes, and it also has the most bedrooms and bathrooms in the group: seven bedrooms and 11 bathrooms, eight of them full and three half. A detached guest house has two bedrooms and its own living space.
Walls of glass and retractable glass panels open the main rooms to the outdoors, and floor-to-ceiling windows in the great room frame views of the Gulf. Ceilings are high throughout, some coffered and some trayed, over hardwood and tile floors. There are fireplaces in the living room and the family room, along with a wet bar, a sauna, a party room and a wine room. The kitchen is organized around an oversized island with custom cabinetry. Upstairs, the primary suite has private sitting areas, a balcony with Gulf views, and a bath with a soaking tub and an oversized shower.
Outside are terraces and lounging areas set among gardens, a heated infinity-edge pool and a spa, a reflecting pool with fountains, a firepit and an outdoor kitchen. Boaters have a private deeded boat lift rated for 20,000 pounds, with direct access to the Gulf. A private drive lined with tropical plantings leads to the home, which has six garage spaces, the most of the five, and its elevation was designed with storms in mind. The property last sold for $3.9 million in 2021, before the current house was built.

Residence 1103 at Rosewood Residences Lido Key, a new beachfront condominium at 1000 Benjamin Franklin Drive, sold for $10,600,000, the second-highest price of the week. The contemporary residence has three bedrooms, four bathrooms (three full and one half) and 4,081 square feet, with full views of the beach and the Gulf. Inside are high and tray ceilings, crown molding, an open floor plan and hardwood and porcelain tile floors, and there is a balcony. The residence comes with two assigned garage spaces under the building, valet parking and electric-vehicle charging, and the property’s amenities include a heated lap pool, a spa and an outdoor kitchen with a grill.

Residence 1107 in the same development sold for $9,880,000. Rosewood Residences Lido Key is an 11-story building of 65 residences on 3.5 acres with 235 feet of beach frontage. Swedroe Architecture of Miami designed it, and Lillian Wu Studios of New York did the interiors.
A private elevator opens into the grand salon, where floor-to-ceiling windows look out over the Gulf. The design draws on coastal, Craftsman and Florida styles, all on one level. The home has five bedrooms, seven bathrooms (five full and two half) and 4,337 square feet on a 0.58-acre lot. The only home in the group not built this year, 259 Robin Drive on Bird Key dates from 1996 and has since been fully renovated. It sold for $7,275,000. The property last sold for $5.995 million in 2024.
The home has 120 feet of deep-water frontage on Pompano Pass, a protected stretch of water with direct access to Sarasota Bay, Big Pass and the Gulf. From the property, the views reach across the bay to the downtown skyline and the Ringling Bridge. The ground level sits more than 10 feet above the floodplain.
