Naples, Florida Metro Area Top 5 Home Sales: New Port Royal Home Leads at $26 Million

The five highest-priced home sales reported in the Naples, Florida metro area for the week ending October 4, 2026, came to a combined $67.38 million. All five were single-family homes in the city of Naples, and the prices ran from $26 million at the top of the list to $4.88 million in fifth place.

The newest homes among them were completed in 2025, and the oldest was built in 2011.

No. 1 — $26,000,000 · 3131 Gin LN, Naples, Florida

The top sale was a new home on the water in Port Royal, which sold for $26 million. The home at 3131 Gin Lane was completed in 2024 and looks out over Hidden Bay. Its 0.51-acre lot has canal frontage and a rip-rap shoreline.

Kukk Architecture & Design drew the plans, Wilbrett Construction built the home and Adelyn Charles Interiors designed the interiors. The two-story home has 7,695 square feet, five bedrooms and seven bathrooms. The primary suite is on the main floor, with walk-in closets, a spa-style bath and an executive study. Four guest suites, each with its own bath, are on the upper floor. The home also has a large bonus room with a wet bar, as well as a second laundry area. Floors are marble, tile and European hardwood, and the cabinetry is custom.

The home is built of concrete throughout. It has Andersen impact windows and doors, remote-controlled screens and shutters, a whole-house generator and an elevator from the garage level. There is a circular driveway and an attached four-car garage. For life outdoors there is a covered lanai and summer kitchen, a fire pit, and an infinity pool and a spa. The home sold furnished, and ownership includes eligibility for a Port Royal Club resident membership. The property last sold for $6.75 million in 2021, before the current house was built.

Knauf Koenig Builders built the home to a design by Falcon Design, and Clive Daniel Homes curated it. Walls of glass connect the rooms to the covered lanais, which overlook the bay, and the ceilings are high, some coffered and some trayed. There are custom fireplaces inside and another outdoors. The kitchen has gas cooking and several ovens among its professional-grade appliances, along with a beverage center, a walk-in pantry and a separate butler’s kitchen. The primary suite has a spa-style bath and large custom closets.

Across two floors, the home has five bedrooms, seven bathrooms and 7,115 square feet on a 0.37-acre lot. It also has a private elevator, whole-house audio and video, remote-controlled shades, whole-house water filtration and a four-car garage. The saltwater infinity pool is heated by gas, and there is a heated spa, an outdoor kitchen and an outdoor shower. A dock has water and electricity.

In the Moorings, 3125 Leeward Lane sold for $12 million. Built in 2011, it is the oldest home on this week’s list: a two-story home of 6,286 square feet on a 0.38-acre lot, with five bedrooms, seven bathrooms and a two-car garage. The home is on the bay and has a dock with a boat lift, water and electricity. The exterior is stone and stucco, and outdoors there is a heated infinity pool, a heated spa, an outdoor kitchen and an outdoor fireplace. Inside are marble and wood floors, coffered and volume ceilings, a wet bar and zero-corner sliding doors. The property last sold for $1.975 million in 2008, before the current house was built.

The largest home and the largest lot on the list belong to 107 Myrtle Road in Pine Ridge, a new single-story Contemporary that sold for $10 million. It has 7,800 square feet on 1.12 acres, with five bedrooms, six bathrooms and garage space for eight cars, the most of the five.

Big Island Builders completed the home in 2025 to a design by Kukk Architecture and Design, with interiors and landscape design by Bellevue Creative. About 13,000 linear feet of mahogany, bleached and then stained, finishes the ceilings, and 12-foot sliding doors bring in the light. The exterior pairs Neolith tile with architectural metal wall louvers, and the roof is solid concrete. A Control4 system runs the home’s automation, including Colorbeam lighting.

The kitchen is built around two 15-foot islands, with Ruffino cabinetry, Miele appliances and a full butler’s pantry, and the dining area has a refrigerated wine display for more than 200 bottles. The primary wing adds a sitting room, a morning bar and a bath with a steam shower and a freestanding tub. There is also an office and a gym with a sauna.

Outdoors, the two-lane lap pool has a sun shelf, and a chiller can turn the spa into a cold plunge. An automated screening system encloses an outdoor kitchen, living and dining area. A separate guest house has its own kitchen, dining area and private terrace. The home sold furnished. The property last sold for $1.43 million in 2021, before the current house was built.

Mahogany doors open into rooms with cathedral ceilings and white oak floors, and a fireplace is the focus of the main living area. The kitchen has two islands, Ruffino cabinetry and Calcite quartzite counters, with Wolf, Sub-Zero and Miele appliances. Beyond it are a walk-in pantry and a butler’s pantry with a second dishwasher and a wine cooler. The primary wing, with large closets and a spa-style bath, is on the first floor, along with a guest suite that has its own bath and an office with built-in cabinetry.
