Providence, Rhode Island Metro Area Top 5 Home Sales: Weekapaug and Watch Hill Homes Tie at $5.5 Million

Westerly's shoreline neighborhoods account for three of the five top sales, with waterfront homes in Narragansett and South Kingstown completing the list.

Providence, Rhode Island Metro Area Top 5 Home Sales: Weekapaug and Watch Hill Homes Tie at $5.5 Million

The five highest-priced home sales reported in the Providence, Rhode Island metro area for the week ending October 4, 2026, came to a combined $20.95 million, and every one of them was in Washington County. Westerly had three, in Weekapaug, Watch Hill and Misquamicut Beachfront, while Narragansett and the Green Hill section of South Kingstown had one each.

The top two sales were tied at $5,500,000. The homes span more than six decades, from one built in 1959 to one built in 2026. Lila Delman Compass listed three of the five, and in three of the sales the same agent was on both sides.

No. 1 — $5,500,000 · 58 Chapman Rd, Westerly, Rhode Island

The home at 58 Chapman Road stands on 0.70 acres in Weekapaug, the Westerly community whose namesake beach is less than a third of a mile away. From the grounds there are distant views of the Atlantic Ocean, along with views across open fields. The shingled home was built in 1959 and has four bedrooms, four full baths and a half bath in 3,615 square feet.

Inside, the main living area is open. The kitchen has Wolf appliances and an oversized island with room for seating and dining, and it shares the space with a family room built around a stone fireplace. The primary suite is on the first floor, with an office or den whose sliders lead to a private deck at the rear. A second bedroom with a full bath and a powder room are also on the main level, and upstairs two more bedrooms share a full bath.

Weekapaug residents have access to the community’s beaches, its grass and clay tennis courts, and Quonochontaug Pond for boating, kayaking and paddleboarding. The property last sold in 2014 for $1.499 million.

The home went under contract nine days after it was listed and sold at its full asking price of $5.5 million. It was one of three sales in this Top 5 listed by Joyal, who also had the second- and fifth-ranked homes.

No. 2 — $5,500,000 · 6 Sunset Ave, Westerly, Rhode Island

In Watch Hill, the cottage-style home at 6 Sunset Avenue sold for $5,500,000, matching the Weekapaug sale. Built in 1966, it has five bedrooms, the most of the five homes, along with three bathrooms and 2,763 square feet. Its 0.77-acre lot is the largest in this Top 5. The home has hardwood floors, water views and a built-in one-car garage, and the beach and salt water are within walking distance.

No. 3 — $3,650,000 · 84 Carver Ln, Narragansett, Rhode Island

The newest home in this Top 5, built in 2026, is also the largest, with 4,578 square feet. The home at 84 Carver Lane in Narragansett is on a cul-de-sac on East Pond, with saltwater frontage on 0.76 acres. It has four bedrooms and four bathrooms, nine-foot ceilings, maple hardwood floors and Andersen hurricane-rated impact windows and sliders.

The kitchen is finished in Italian marble, with Bosch appliances and an oversized island, and it opens onto a Trex deck along the water. The home has a gas fireplace, and the living room is on the second level. The primary suite has its own waterfront deck and a marble bath with a soaking tub and a glass shower. Two more bedrooms open onto a deck and share a full bath.

The lower level walks out and has a full view of the water. It is arranged as an in-law suite, with a bedroom and its own bath, a full bath and a living and recreation room. Outside, a paver patio has a Mont Alpi outdoor kitchen with a natural gas grill, a rotisserie and a pizza oven, and there is a detached two-car garage. Shopping and Route 108 are nearby. The property last sold in 2012 for $350,000, before the current house was built.

No. 4 — $3,350,000 · 173 Green Hill Ocean Dr, South Kingstown, Rhode Island

Green Hill Ocean Drive in South Kingstown is a half-mile sandy road that ends in a dead end, and the homes along it are raised on pilings. The contemporary home at 173 Green Hill Ocean Drive was built in 1994 and has since been expanded and renovated. It has three bedrooms, two bathrooms and 2,070 square feet on 0.38 acres, with cathedral ceilings, hardwood floors and a stone fireplace with a wood insert.

Four large decks look out over Green Hill Pond and the Atlantic. A fixed dock on the pond lets owners put in a kayak, a paddleboard, a sailboat or a fishing boat, with the ocean just past it. The sale also includes a deeded oceanfront beach lot of 12,600 square feet directly across the road, which cannot be built on. The property last sold in 2008 for $1.45 million.

The home went under contract seven days after it was listed and sold for $3,350,000, which was $100,000 above its asking price of $3.25 million. Larry Pierce of BHHS Commonwealth Real Estate was on both sides of the sale.

The oceanfront home at 399 Atlantic Avenue in Misquamicut Beachfront has direct access to the sand, and it also has views of Winnapaug Pond. Built in 2014, it has three bedrooms and three bathrooms in 1,764 square feet on 0.26 acres, and it is clad in cedar-impression siding with built-in hurricane shutters.

The main level is open, with a kitchen fitted with professional-grade appliances. A bedroom, a study and a bath are on this floor, along with a deck with views of the pond. Upstairs, the primary suite has its own bath and a private balcony overlooking the water, and a second bedroom has its own bath and looks out on Winnapaug Pond.

The home sold for $2,950,000. Lori Joyal of Lila Delman Compass was the listing agent, and Megan Broneill of REMAX Revolution represented the buyer. It was the third home in this Top 5 listed by Joyal, along with the Weekapaug and Watch Hill sales.
