Top home sale No. 1 in the Chattanooga metro area β€” 7917 Mountain Laurel Trl #85, Signal Mountain, Tennessee, week ending October 18, 2026

The top sale of the week was also the newest home in this Top 5: a contemporary home completed in 2025 in Flipper Bend, a new gated community on Signal Mountain. It sold for $2,801,000.

Flipper Bend occupies a part of Signal Mountain that had not been developed before, and residents enter through a gatehouse. The setting is the draw. From the mountain the views reach across the Tennessee Valley and toward the Cumberland Plateau, and the community center sits up on the brow. Trails for hiking and biking wind for miles through the development, which also has a clubhouse, a community pool, a picnic area, a jogging path and a party room. The home is in the Signal Mountain school zone and a few minutes from shopping, downtown restaurants and the Chattanooga airport.

The home stands on 4.10 acres with views. It has two stories and fiber cement siding, with porches at the front and rear and a private yard. Inside are 4,458 square feet, four bedrooms, four full baths and a half bath. A fireplace anchors the great room, and the home also has a bar and a pantry. Outside there is an in-ground pool, and the garage holds three cars. The property last sold for $180,000 in 2021, before the current home was built.

No. 2 — $2,722,500 · 3635 Kings Rd, Chattanooga, Tennessee

Top home sale No. 2 in the Chattanooga metro area β€” 3635 Kings Rd, Chattanooga, Tennessee, week ending October 18, 2026

The Kings Point home that sold for $2,722,500 sits on 1.45 acres along the main channel of Lake Chickamauga, with wide water views that take in both sunrise and sunset. The ranch-style home dates to 1965 and has since been fully renovated, and it is the largest home in this Top 5, with 5,397 square feet, five bedrooms, four full baths and a half bath.

Its floors carry a piece of local history: heart pine reclaimed from Chattanooga’s historic Tivoli Theatre. The main level is an open great room built around a large granite island, with a 48-inch Dacor gas cooktop, Bosch double ovens and a Sub-Zero wine refrigerator in the kitchen. Beamed and vaulted ceilings run through the home, and a gas-log fireplace warms the family room. A covered deck opens off the main living space toward the lake. The primary suite is on this level too, with its own bath, two vanities and separate closets for each partner.

Below, a walk-out lower level has a full kitchen of its own and can work as separate quarters for extended family, as a home theater or as space for entertaining. A patio at that level leads outside, where there is an outdoor shower, a fire pit, a lighted horseshoe pit and a basketball court. On the water are a boat dock, a boathouse and a port for personal watercraft, and old pines stand on the wooded grounds. A guest house gives visitors a place of their own. The property last sold for $1.135 million in 2019.

Liz S Reinsel of Real Estate Partners Chattanooga LLC was the listing agent, which gave the firm the listings on both of the week’s top two sales. Grace Edrington of Berkshire Hathaway HomeServices J Douglas Properties represented the buyer.
