No. 1 — $1,885,000 · 202 Victor Herbert Rd, Lake Placid, New York

The top sale of the week was a newly built contemporary home at 202 Victor Herbert Road in Lake Placid, which sold for $1,885,000. Completed in 2024, it looks out on Lake Placid and the mountains around it, and the village is within walking distance.
Stone fireplaces that rise from floor to ceiling set the tone inside. There are three of them, and one is in the primary suite, which also has its own screened porch. Another anchors the open kitchen, living and dining area, where the wet bar comes with a wine cooler and an ice maker. The kitchen has Thermador stainless steel appliances, quartz counters, a large quartz island and a built-in espresso machine. A loft, reached by a ladder, looks down on the living room.
At 5,410 square feet, it is the largest of the five homes, set on the smallest lot, a 0.28-acre corner parcel. It has five bedrooms, four of them with their own bathrooms, and six bathrooms in all, five full and one half. Three of the bedrooms are on the main level. The finished lower level opens to the outdoors and has a gym and a second wine fridge. The property last sold for $285,000 in 2020, before the current home was built.
Karen L Mergenthaler of Merrill L. Thomas, Inc. was the listing agent, and Michael Martineau of Merrill L. Thomas, Inc. represented the buyer. Merrill L. Thomas, Inc. also listed the week’s third-ranked sale, in Elizabethtown.
