Buffalo, New York Metro Area Top 5 Home Sales: Orchard Park Closing Tops the Week at $999,999

Forbes Capretto finished the five-bedroom house at 3 Blue Heron Drive in the Birdsong Estates subdivision in 2023, and the September 15, 2026 closing there led a week in which the metro’s five reported sales came to $4.34 million.

No two of the week’s sales shared a municipality: Orchard Park, Clarence Center, Alden, Elma and Lancaster each produced one. Prices ran from $795,000 in Lancaster up to the $999,999 Orchard Park leader, with a pair of $800,000 closings in Alden and Elma in between. Howard Hanna WNY Inc. was the listing brokerage on two of this week’s five highest-priced reported sales.

No. 1 — $999,999 · 3 Blue Heron Dr, Orchard Park, New York

The Blue Heron Drive house sold on September 15, 2026 for $999,999. It carries five bedrooms and a reported 4,467 square feet, and it previously changed hands for $899,900 in 2024.

A two-story foyer with an L-shaped staircase opens the plan, and the great room beyond it rises to a two-story vaulted ceiling with a wall of windows and a gas fireplace. The kitchen is fitted with an oversized island, quartz counters, an induction range under a designer hood, a second built-in oven and soft-close cabinetry with roll-out storage, and the casual dining area alongside it carries a beverage center and a built-in chiller.
