Scranton-Wilkes-Barre Area, Pennsylvania Top 5 Home Sales: Gouldsboro Ranch Home Leads at $850,000

A lakeside retreat in a private community, a split-level remodeled around an in-ground pool and a home finished in 2023 on wooded acreage joined a sprawling ranch at the top of the week's sales.

Scranton-Wilkes-Barre Area, Pennsylvania Top 5 Home Sales: Gouldsboro Ranch Home Leads at $850,000

These are the highest-priced home sales reported in the Scranton-Wilkes-Barre area for the week ending October 4, 2026, and together the five came to $3.55 million.

Four of the sales were in Lackawanna County, spread across Gouldsboro, Moscow, Elmhurst Township and Thornhurst, and the fifth was in Mountain Top, in Luzerne County. The group takes in country properties on several acres, a remodeled split-level with a pool and a waterfront home in a small private community.

No. 1 — $850,000 · 31 Holly Ln, Gouldsboro, Pennsylvania

The top sale of the week was a ranch-style home at 31 Holly Lane in the Pine Grove Acres neighborhood of Gouldsboro, which sold for $850,000. Built in 2012 on 2.60 acres at a cul-de-sac location, it is a one-story home of 7,621 square feet with six bedrooms and five bathrooms, three full and two half. A circular driveway leads to a stone and vinyl-sided exterior and a heated attached garage, and the home is in the North Pocono School District.

Inside, coffered ceilings and a stone fireplace set the tone of the main living space, where a pair of French doors opens to a four-season room. The kitchen has cherry cabinets, granite counters and a large walk-in pantry, with a dining area beside it. The primary suite includes a jetted tub and a large walk-in closet. Geothermal heating serves the home.

Below, a full finished basement was built out almost as a second residence for guests or extended family, with its own family room, bar and dining room, a second kitchen and a generous amount of storage. Outdoors, a Pennsylvania bluestone patio of about 4,500 square feet includes an outdoor kitchen with granite counters and a gas grill, along with a hot tub and a fire pit, and a waterfall runs on the private, cleared lot.

At 100 Highland Road in the Summit Woods neighborhood of Moscow, a traditional-style home built in 2023 sold for $805,000. The property last sold for $33,000 in 2020, before the current home was built. The two-story home has five bedrooms, three bathrooms and 3,650 square feet on a wooded corner lot of 3.75 acres, finished outside in stone and vinyl siding.

A covered front porch leads to an entrance foyer and an open floor plan. The great room rises two stories to high ceilings and has a stone fireplace fueled by propane. There is an eat-in kitchen with custom cabinets, quartz counters and an island, a large formal dining room and a home office, and a mudroom with built-in bench seating sits just off the side entrance. One bedroom is on the main floor. Upstairs, the primary suite has a walk-in closet, a tiled bath and its own sitting area, and the upper floor also has three more bedrooms and a laundry area.

The basement walks out to the yard and has 9-foot ceilings and plumbing roughed in for a bathroom, and the home has a backup propane generator. A rear deck looks out over the landscaped yard.

The listing says large neighboring parcels on two sides are not expected to be developed, and the home is in the North Pocono School District.

The stone and stucco exterior opens to a foyer with high ceilings and large-format tile. On one level, a bright living area opens to the kitchen, which has a breakfast bar, and a bedroom sits off to one side. A second living room has a stone wood-burning fireplace and its own way into the kitchen, and it leads out to the covered rear patio and the pool. The primary suite, on the upper level, has a private bath and a balcony, and two more bedrooms and a full bath share that floor. The finished lower level adds a family room, a laundry with a sink and a fifth bedroom with a walk-in closet, with direct access to the patio and backyard.

Outside, a fenced in-ground pool shares the level, wooded yard with a basketball court and a fire pit. The garage is now used as a workout room, and a carport covers parking.
