An oceanfront home sold for $7 million to lead the Hilton Head Island, South Carolina metro area for the week ending October 4, 2026. These were the five highest-priced home sales reported for the week, and together they came to $17.45 million.

Three of the sales were on Hilton Head Island and two were in Okatie, all in Beaufort County. The group includes four single-family homes and a townhouse, and it spans six decades of building, from a home that predates the 1970s to one that is still to be built.

No. 1 — $7,000,000 · 21 Belted Kingfisher, Hilton Head Island, South Carolina

The week’s top sale was an oceanfront home in Sea Pines, near South Beach, that sold for $7,000,000. Built in 1997 and owned by one family since, it sits on 0.51 acres with direct access to the beach and a heated, free-form pool.

With 5,194 square feet, it is the largest of the five homes. It has four bedrooms and four bathrooms, three full and one half. Two of the bedrooms connect as a two-room suite that can work as a nursery, a guest wing or a sitting room. The primary suite is on the main level and opens to its own terrace facing the ocean.

Beyond the bedrooms are an office, a media room and a craft room. The home also has two fireplaces, built-in bookcases, a workshop, an eat-in kitchen with a pantry and a two-car garage. Ceilings are high, and the floors are wood, tile and carpet. The community has a guard at the entrance, beach access, a golf course, a pool, and tennis and pickleball courts.

It sits on 0.45 acres in the Beach Lagoon neighborhood of Hilton Head Island, with views of a lagoon and a golf course. The wood-sided home has four bedrooms and 3,448 square feet, and its six bathrooms, four full and two half, are the most among the five sales. There is an entrance foyer, a fireplace and a pantry, the primary bedroom is on the main level, and the floors mix wood, parquet, ceramic tile and carpet. Porches and a patio take the living space outdoors, and the community offers beach access, a marina, a clubhouse, a fitness center and trails. The property last sold for $500,000 in 1997.

On Spring Island in Okatie, the home at 319 Spring Island Drive looks out over the fifth hole of the Tabby Links golf course. It was designed by the Lowcountry architecture firm Court Atkins, completed in 2024 and sold for $2,683,735. Its 1.97 acres make it the largest lot among the week’s five sales.

The two-story home has four bedrooms, five bathrooms (four full and one half) and 4,033 square feet, with the primary suite on the main level. Floors are reclaimed pine, and the doors are custom solid mahogany. A gas fireplace warms the interior, and the kitchen is fitted with high-end appliances and custom finishes.

Much of the living here happens outside. A large screened porch with a fireplace, heaters and screens faces the golf course, and there is also a wood-burning fireplace outdoors. Above the two-car garage, which includes a bay for a golf cart, is a guest space with a bedroom, a living area, a bathroom and a kitchenette. A newly added detached building contains a TrackMan Golf Suite simulator for practice and play, and raised garden beds sit on the grounds. The property last sold for $2.3 million in 2024.

It had been used only as a second home. It has three bedrooms, three full bathrooms and 2,184 square feet.

A courtyard entry leads into a family room with a propane fireplace, which opens to a covered deck facing the water and the golf course. The kitchen and a bar share that level with a guest suite and its own bath. The primary suite has a second fireplace, a spa-style bath, a custom closet and a private laundry room, with a lower deck just outside. Another bedroom, with its own full bath, is set up as a home office with a built-in Murphy bed. At ground level, a paver courtyard has a hot tub.

Cathedral ceilings and tall windows run through the home, along with plantation shutters and hardwood floors. The property also has a boat lift. It last sold for $2.1 million in 2023.

The fifth sale, at $2,395,000, is a home that has yet to be built. The site at 60 Clifton Drive in Okatie is in Berkeley Hall, a gated community with two golf courses, walking and biking trails, a clubhouse and fitness facilities. The plan has already been approved by the community, the builder is a second-generation local firm, and 2027 is given as the home’s year built, the newest among the five.

The plans call for a two-story home of 4,400 square feet on 0.35 acres, with four bedrooms, five bathrooms (four full and one half) and a three-car garage. The kitchen is to have a large island, Sub-Zero appliances and a scullery that doubles as a pantry. Outside, the plans include a pool that can be heated or chilled and an area for outdoor grilling, and the finishes call for wide-plank flooring with tile and stone.

The home went under contract nine days after it was listed. Nicki Jacoby of Realty One Group – Lowcountry was the listing agent, and Drake Real Estate Team of Keller Williams Realty represented the buyer.
