The five highest-priced home sales reported in Volusia and Flagler counties for the week ending October 18, 2026, added up to $9.085 million. Two of the sales were in Volusia County, in New Smyrna Beach and Port Orange, and three were in Flagler County, all in Palm Coast.
The group ranged in age from a home built in 1956 to one finished in 2023, and in size from 1,705 square feet to nearly 5,500. Water ran through much of the week: one home sits on the Atlantic Ocean, and two of the Palm Coast homes look out on the Intracoastal Waterway.
No. 1 — $2,400,000 · 2343 Legacy Lane, New Smyrna Beach, Florida

The week’s top sale was a single-story home on 1.04 acres in Lake Waterford Estates in New Smyrna Beach, which sold for $2,400,000. Built in 2021 by Olsen Custom Homes, the stucco home has five bedrooms, five full baths and a half bath, and 5,489 square feet of living space, the most in this Top 5. It also has the largest lot and the most bedrooms and bathrooms of the five. The home sold furnished, and a NICE automation system runs its lighting, climate control, security and entertainment.
Inside, the open floor plan is organized around the kitchen, which has an oversized island, a Thermador gas range, two Thermador refrigerators, two dishwashers and a built-in ice machine. Next to it is a custom bar finished in wood under a domed ceiling inlay. The primary suite is on the main floor and has two walk-in closets, a laundry room of its own and a coffee bar with a beverage refrigerator at its entrance. Every other bedroom has its own bathroom, and a second laundry room serves the rest of the home.
Much of the living happens outdoors. A covered lanai with retractable screens has a gas fireplace and several seating areas, and a paver fire pit sits nearby. A summer kitchen looks over a heated saltwater pool, a spa and a sauna, and the fifth bedroom also works as a pool cabana. Propane tiki torches light the yard at night, and a 48-kilowatt generator backs up the whole home. The four-car garage is air-conditioned, and the home is a few minutes from the city’s beaches, golf and boating.
The property last sold for $188,500 in 2019, before the current house was built. Tyler Capps of KOKOMO REALTY LLC was the listing agent, and the home went under contract eight days after it was listed. Chad Erickson of COLLADO REAL ESTATE represented the buyer.
