Boston, Massachusetts Metro Area Top 5 Home Sales: Portsmouth Leads at $8.3 Million, Followed by Back Bay, Wellesley, Hingham and Beacon Hill

A downtown Portsmouth property with two residences led the week, ahead of a penthouse facing the Public Garden, two suburban Colonials and a Beacon Hill condominium.

Boston, Massachusetts Metro Area Top 5 Home Sales: Portsmouth Leads at $8.3 Million, Followed by Back Bay, Wellesley, Hingham and Beacon Hill

The highest-priced home sales reported in the Boston metro area for the week ending October 4, 2026, stretched from downtown Portsmouth, New Hampshire, to the Back Bay and Beacon Hill and out to Wellesley and Hingham. Together the five sales came to $28.85 million.

Three of the five were single-family homes and two were Boston condominiums, ranging from residences built in the past two decades to a harbor-view Colonial from the turn of the last century.

No. 1 — $8,300,000 · 58 State Street, Portsmouth, New Hampshire

The top sale of the week was across the state line. At 58 State Street in downtown Portsmouth, New Hampshire, a brick Colonial reproduction completed in 2008 sold for $8.3 million. The property brings together a penthouse residence, a second residential unit and two storefronts at street level on State Street, and it was sold as a whole.

The State Street entrance leads into a foyer, where an elevator serves both residences and the lower level. The attached, heated four-car garage is reached from the back of the foyer. On the second floor, the second residence is laid out as one open plan, with hardwood floors and gas fireplaces. The penthouse fills the third and fourth floors. Its main level has a kitchen with an island, casual and formal dining areas, a private office and a mudroom, all set on wide-pine floors in a deep cognac tone.

Decks run along all three residential levels, facing south toward the quieter Court Street side, and the finished lower level has space for a fitness room or wine storage. In all, the four-story property has eight bedrooms, 12 bathrooms and 8,583 square feet of living space, making it the largest home in this week’s Top 5 and the one with the most bedrooms and bathrooms. It also has three fireplaces and water views. The property last sold for $4.34 million in 2020.

No. 2 — $6,100,000 · 300 Boylston St Unit 1202, Boston, Massachusetts

In the Back Bay, a penthouse at 300 Boylston Street, Unit 1202, sold for $6.1 million. It is in the Heritage on the Garden, a full-service building completed in 1988 that looks out on the Public Garden, and the home’s living and dining areas stretch along more than 30 feet of frontage facing the park.

The renovated condominium is all on one level, with three bedrooms, three full baths and 2,426 square feet. Tray ceilings and custom built-ins finish the living and dining areas, which also have one of the home’s two private balconies. The kitchen, with premium appliances, an oversized center island and custom cabinetry, opens into both rooms. The primary suite has the other balcony, along with a custom walk-in closet and a spa-style bath. Residents of the building have a 24-hour concierge and on-site management, as well as a residents’ clubroom and a newly renovated fitness center.

No. 3 — $5,100,000 · 44 Whiting Rd, Wellesley, Massachusetts

The builder McLaughlin/DeBenedictis completed the center-entrance Colonial at 44 Whiting Road in 2009, in Wellesley’s Country Club neighborhood near the Wellesley Country Club and its golf course. The newest home in this week’s Top 5, it sold for $5.1 million. The property last sold for $1.2 million in 2005, before the current home was built.

A grand foyer gives way to an open floor plan centered on the kitchen, which has marble countertops, high-end appliances and a large center island. The kitchen opens to a breakfast room lined with picture windows and to the family room, where a stone-front gas fireplace is the focal point and there are views of the bluestone terrace and the landscaped grounds. The main level also has a wood-paneled office, a formal living room and a formal dining room, with a butler’s pantry.

Four bedrooms are on the second floor, each with its own bath, and the primary suite adds a marble bath and a private sitting room. A fifth bedroom is on the third floor with a full bath and a cedar closet. Downstairs, the finished lower level has a recreation room, an exercise room and a full bath with a steam shower. In all, the home has five bedrooms, eight bathrooms (six full and two half) and 7,632 square feet on a level corner lot of 0.54 acres, with an attached, heated two-car garage and three fireplaces.

The home went under contract six days after it was listed. Debi Benoit of William Raveis R.E. & Home Services was the listing agent, and Donna Scott Group of Coldwell Banker Realty – Wellesley represented the buyer. No. 4 — $4,700,000 · 48 Whiton Ave, Hingham, Massachusetts

Top home sale No. 4 in the Boston, Massachusetts metro area β€” 48 Whiton Ave, Hingham, Massachusetts, week ending October 4, 2026

The Colonial at 48 Whiton Avenue in Hingham looks out over Hingham Harbor and sits across from North Beach, and it is near the new Foster Elementary School. Built in 1900, it is the oldest home in this week’s Top 5, and it sold for $4.7 million. The property last sold for $1.585 million in 2011.

A wraparound porch greets visitors. Inside, a great room with a stone fireplace leads into a chef’s kitchen, and the formal dining room, the study and the living room all take in views of the harbor. The primary suite is on the third floor, with panoramic harbor views, a dressing room, a spa-style bath and one of the home’s four fireplaces. At the bottom of the home, the lower level walks out to the grounds and is filled with sunlight.

Outside, the corner lot of 0.63 acres has a stone patio, a built-in grill and a heated in-ground pool, as well as a private hot tub. The pool house has its own kitchen and a fireplace that serves both the indoor room and the outdoors. The home has six bedrooms, five bathrooms (four full and one half) and 6,341 square feet.

On Beacon Hill, Unit 312 at 45 Temple Street sold for $4.65 million. The condominium is in the Archer Residences, a brick building dating to 1925, and its 3,128 square feet are all on one floor. The home has oversized windows, ceilings 10 feet high, five-inch rift oak floors and marble, with Waterworks fixtures and Wolf and Subzero appliances. It has three bedrooms and three bathrooms, two full and one half, along with a deeded garage space. The building offers valet garage parking and a 24-hour concierge, plus a fitness center and a pet spa.

Maggie Gold Seelig of MGS Group Real Estate LTD and Maggie Lawler were the listing agents. Gold Seelig also represented the buyer, so the same agent was on both sides of the sale.
