Proptech firm Altrio launched a new AI-powered tool Tuesday that automatically scores and organizes commercial real estate deals as they arrive by email, aiming to cut the manual work acquisitions teams spend screening broker pitches.
The product, Altrio Pro, connects to a user’s Outlook or Gmail inbox using a sender whitelist and automatically extracts deal data from incoming emails and attachments β including offering memoranda, rent rolls and T12 financial statements β without manual data entry. It then ranks each opportunity against a firm’s investment criteria and converts scored deals into tracked pipeline records with one click.
“The moment a deal arrives, your team has a summary and score,” Altrio CEO Raj Singh said in the announcement, framing the tool’s core pitch as speed: acquisitions teams no longer need to manually open, read and triage every broker email before deciding which deals merit a closer look.
Built-in comparables database and AI Q&A
Beyond scoring, Altrio Pro builds a searchable, normalized database of every deal it captures, letting users ask plain-English questions about deal metrics and comparables rather than digging back through old emails and spreadsheets. Dave Welk of Origin Investments said the features “automatically surface the most relevant listings” and extract key data for more efficient evaluation.
Alongside the Pro launch, Altrio rebranded its existing institutional platform, Origin, as Altrio Enterprise. The company said existing Origin customers will see no service changes and that both products now share the same underlying platform, with a clear upgrade path between them.
Part of a broader wave of AI deal-flow tools
Altrio Pro arrives amid a wider push by proptech vendors to automate the earliest, most labor-intensive stages of commercial real estate dealmaking. RealtyWire has covered Henry AI’s back-office automation platform, which raised a $16.5 million Series A last month to automate underwriting packages and pitch decks, and Altus Group’s acquisition of the UK valuation-workflow platform Valos as it builds out AI capabilities across the deal lifecycle.
What it means
Verified facts: Altrio’s own announcement confirms Altrio Pro’s inbox-monitoring, automated data extraction, buy-box scoring and pipeline-organization features, along with the Origin-to-Altrio-Enterprise rebrand, effective immediately as of the Aug. 11 announcement.
RealtyWire analysis: Deal screening has historically been one of the most manual, time-intensive parts of commercial real estate acquisitions β a single active acquisitions team can receive dozens of broker emails a week, each requiring someone to open attachments and manually assess fit against investment criteria. Tools that automate that first-pass triage don’t replace underwriting judgment, but they compress the time between a deal hitting an inbox and a team deciding whether it’s worth pursuing, which can matter in competitive bidding situations where speed to respond is itself a competitive advantage.
What to watch
Altrio did not disclose pricing or a customer count for Altrio Pro in Tuesday’s announcement. How quickly acquisitions teams at capital markets firms, lenders and brokerages adopt inbox-based AI screening β versus continuing to rely on manual review β will be the clearest signal of whether the tool gains traction beyond early adopters like Origin Investments.
