The five highest-priced home sales reported in the Fredericksburg Area, Virginia for the week ending November 1, 2026 totaled $11.265 million. All five are single-family homes, and they range widely in setting: a country estate in Montpelier Station, lake homes in Fawn Lake and Lake of the Woods, and two homes in Stafford, one in Augustine North and one in Brooke Ridge.

The group spans three decades of building. The oldest of the five dates to 1990, and the newest was finished in 2021.

No. 1 — $5,650,000 · 10396 Liberty Mills Rd, Montpelier Station, Virginia

Top home sale No. 1 in Fredericksburg Area, Virginia β€” 10396 Liberty Mills Rd, Montpelier Station, Virginia, week ending November 1, 2026

The property known as Northwoods covers 99.40 acres on Liberty Mills Road in Montpelier Station, and it sold for $5,650,000. The listing says the land was originally part of the Montpelier estate, in a section Madison called ‘The North Woods’, which is where the name comes from. The property is not in an easement, but the properties around it are, and trails wind through its woods.

The brick home was built in 1990 and designed in the Palladian manner as a tribute to Jefferson. It has just come through an extensive renovation and expansion that added bluestone terraces wrapping around the home and a discreet three-car garage. Ceilings rise to 11 feet. The kitchen and baths are all new, and so are the floor-to-ceiling windows, set above reclaimed oak floors, with a fireplace in every room. From the kitchen, doors lead out to a large terrace with an outdoor fireplace and a pizza oven. At 8,852 square feet, with five bedrooms and seven bathrooms, it is the largest home of the five and sits on the largest piece of land.

The home looks out over an eight-acre lake, restored as part of the recent work, with panoramic views of the Blue Ridge beyond. A newly built guest house also overlooks the lake from a private spot with its own entrance; it has vaulted ceilings, a wraparound porch and reclaimed materials. Closer to the main home are fenced vegetable and cutting gardens with a greenhouse, set within extensive new landscaping.

The estate sold at its full asking price. LORING WOODRIFF of LORING WOODRIFF REAL ESTATE ASSOCIATES was the listing agent, and JULIA PARKER LYMAN of LORING WOODRIFF REAL ESTATE ASSOCIATES represented the buyer.
