PennyMac Financial Profit Falls 84% in Q2 as Higher Rates Squeeze Production

PennyMac Financial Services posted an 84% year-over-year drop in second-quarter net income as elevated mortgage rates weighed on loan production, even as the company's servicing portfolio and total revenue both grew.

PennyMac Financial Services reported second-quarter 2026 net income of $22 million, down 84% from $136 million a year earlier and down 74% from the first quarter’s $82 million, according to an earnings exhibit the company filed with the Securities and Exchange Commission on July 29. Diluted earnings per share came in at $0.41. On an adjusted basis, which excludes certain valuation-related items, net income was $74 million, or $1.39 per diluted share, down 40% year over year.

“PennyMac generated a 2% annualized ROE and 7% adjusted ROE in Q2,” said David Spector, the company’s chairman and CEO, adding that results fell short of the company’s expectations due to higher interest rates. Annualized return on equity was 2% for the quarter, down from 8% in the first quarter and 14% a year earlier; adjusted ROE was 7%, down from 11% and 13% respectively.

Total net revenues rose 12% year over year to $497 million, though that was down 9% from the first quarter. Adjusted net revenues were $566 million, up 5% year over year but down 4% quarter over quarter.

PennyMac’s production segment, which originates and acquires mortgages, handled $34.9 billion in unpaid principal balance of loan acquisitions and originations, down 8% year over year. Within that total, consumer-direct originations more than doubled to $5.6 billion UPB, up 103% year over year. Production segment pretax income fell to $38 million, down 71% quarter over quarter and 33% year over year, even as production revenue margins improved to 77 basis points from 55 basis points a year earlier. Spector highlighted meaningfully improved recapture rates β€” the share of the company’s existing servicing customers who refinance or take a new loan with PennyMac rather than a competitor β€” with conventional recapture rising 7 percentage points quarter over quarter to 29% and government-loan recapture rising 9 points to 59%, positioning the company to capture upside when origination volume eventually expands.

The servicing segment, which manages mortgage payment collection on behalf of investors, grew its owned servicing portfolio to $488 billion in UPB, up 5% year over year, with total servicing UPB (including subserviced loans) at $731 billion, up 4%. Servicing segment pretax income fell 60% year over year to $22 million; excluding valuation-related changes, servicing pretax income was $99 million, down 32%. The 60-plus-day delinquency rate on the servicing portfolio rose to 4.1% from 3.2% a year earlier, while the portfolio’s actual prepayment speed (CPR) rose to 11.6% from 8.5%.

The company declared a quarterly cash dividend of $0.30 per share, unchanged from prior quarters, and reported book value per share of $83.49, up 7% year over year. PennyMac said its previously announced acquisition of Cenlar’s subservicing business is expected to close in the fourth quarter of 2026, and pointed to the recent launch of an AI-powered natural-language virtual agent as part of its technology investment. The company employs approximately 5,500 people and guided that adjusted ROE is expected to remain in the high-single-digit range through the rest of 2026.

PennyMac’s results reflect a broader mortgage-lending environment squeezed by elevated rates this year. Freddie Mac’s weekly Primary Mortgage Market Survey has shown 30-year rates climbing toward the highest levels of 2026 in recent weeks, a dynamic that has pressured origination volume across the industry even as improved recapture rates and servicing portfolio growth have partly offset the hit to PennyMac’s bottom line.

What it means: PennyMac’s steep year-over-year profit decline and the company’s own attribution of that decline to higher rates are both drawn directly from its SEC filing. The company’s improved recapture-rate metrics are real and verified, but Spector’s characterization of them as positioning the company for future upside is forward-looking company commentary, not a guaranteed outcome, since it depends on rates eventually falling enough to revive origination demand.
