The highest-priced home sales reported in Mid-Hudson Valley, New York for the week ending November 1, 2026, came to a combined $8.488 million. All five are single-family homes set on land, with lots ranging from just under three acres to more than 40.
Ulster County accounted for three of the sales, in Lake Hill, Accord and Woodstock, and Dutchess County for two, both in Rhinebeck. The group runs from a late-18th-century farmhouse and a 1905 Arts and Crafts home to a mid-century renovation and a pair of modern designs, one of them completed this year.
No. 1 — $2,455,000 · 125 Valley View Way, Lake Hill, New York

The top sale of the week was a modern home in Lake Hill, designed by architect Barry Price and known as Nature’s Edge, which sold for $2,455,000. It sits at the end of a private road on 40.60 acres of woods, meadow and rock outcroppings, the largest lot among the five, with mountain views across undeveloped hillsides.
The materials were sourced and crafted in the region: board-formed concrete, epoxy-coated structural steel, reclaimed black walnut, Onondaga limestone and hand-plastered lime walls. The home has geothermal heating and cooling, and lighting, shades and climate are automated throughout. With 4,688 square feet, it is also the largest of the five homes. It has three bedrooms on three floors, each with its own bathroom suite, and six bathrooms in all, four full and two half.
The kitchen is built around a large island with Wolf, Sub-Zero and Miele appliances. A few steps down, the sunken dining room has a wood stove, a wine refrigerator and mountain views. The lower level has the main living spaces, with a wood-burning fireplace, a wet bar and a media room, and large European doors and windows open the rooms to the land outside.
A stone path leads down to a heated, vanishing-edge pool measuring 52 by 17 feet, with an 8-by-8-foot spa and an outdoor shower beside it. The 224-square-foot pool house is finished in the same materials and has sliding glass walls and a full bathroom. The listing puts the property a few minutes from the center of Woodstock.
Heidi Stock of Grist Mill Real Estate was the listing agent, and Katherine Keys of The Catskill Dream Team represented the buyer.

In Accord, a newly built home called Meadowlark sold for $1,725,000, above its asking price of $1.595 million. Designed by Capella Studios with local makers and artisans, it is a single-story, Japandi-inspired modern home on 13.50 acres of meadow, woods and native plantings, with a creek running through the land.
Part of that acreage is an adjoining parcel that has already been subdivided and has Board of Health approval for a four-bedroom residence.
The home has four bedrooms, three bathrooms (two full and one half) and 2,232 square feet. A 16-foot ceiling rises over the main living space, where polished concrete floors are radiant-heated and the millwork is custom white oak, set off by handmade Zellige tile and large windows. Bluestone paths cross the grounds to an outdoor sauna, and there is a two-car garage. The trails of Mohonk and Minnewaska are a short drive away, as are Westwind Orchard and Arrowood Farms.

No. 5 — $1,340,000 · 60 Boggs Hill Road, Woodstock, New York

On Boggs Hill Road in Woodstock, a 1905 Arts and Crafts home sold for $1,340,000. It dates to the years when the Byrdcliffe Arts Colony and the Art Students League of New York’s summer school were taking hold in town, and from the 1950s into the 1960s the property was run as a summer camp.
That history shows on the 8.69 acres, which include barns, a workshop and other outbuildings, along with meadow, woods, a raised-bed garden and a seasonal stream. The current owners restored the 60-by-20-foot in-ground pool, which has an A-frame pool house beside it.
Inside, the home has exposed stone walls, hand-hewn beams and wood floors. The living room is large enough for a grand piano at one end and a seating area around a stone fireplace at the other. Beyond it is a three-season porch and a small alcove lit by a wall of stained glass. The kitchen has been renovated with walnut cabinetry, stone counters and stainless steel appliances, and both bathrooms have been redone.
The three bedrooms and a full bath are upstairs, looking out over the grounds. The home has two bathrooms, 1,993 square feet on two stories and a three-car garage. The property last sold for $540,000 in 2020.
Amy Lonas and Gail Cadden of Coldwell Banker Village Green were the listing agents, and Eliane Abramoff of Four Seasons Sotheby’s Int. represented the buyer.
