Los Angeles Real Estate Market Overview

The Los Angeles-Long Beach-Anaheim metropolitan area consists of Los Angeles and Orange counties, linking a dense coastal basin, inland valleys, foothill communities and planned Orange County suburbs. Housing ranges from prewar duplexes and courtyard apartments in central Los Angeles to hillside houses, postwar tracts, beach cottages, condominium towers and master-planned communities. Much of the region’s detached housing was built during the twentieth century, while newer construction often takes the form of infill apartments, townhouses, small-lot homes or redevelopment near employment and transit corridors. Irvine, Rancho Mission Viejo and parts of south Orange County contain planned neighborhoods with homeowners associations and newer schools and infrastructure.

The region has several distinct price systems rather than one uniform market. Orange County adds employment in medical devices, technology, finance, tourism and corporate services. The region’s decentralized job pattern means freeway access and commuting time can be as important to housing choice as straight-line distance.

Redfin’s June 2026 Los Angeles metro series reported a median sale price of $947,164, down 0.2% from a year earlier, with a median 49 days on market. Zillow’s June 2026 Observed Rent Index placed typical metro rent near $2,927. Nearly flat annual pricing does not imply equal conditions across the MSA: fire-affected neighborhoods, coastal luxury markets, entry-level condominiums and inland detached homes can move independently. Elevated mortgage rates continue to interact with a limited supply of homes offered for sale, partly because many owners hold older loans with lower rates.

Wildfire exposure affects foothill, canyon and wildland-edge neighborhoods, and insurance availability and premiums have become significant transaction considerations. Earthquake risk, hillside stability and older building systems also affect inspections and retrofit costs. California’s accessory dwelling unit rules have supported additions to existing lots, while local rezoning and state housing mandates are changing development possibilities near transit and commercial corridors. Coastal Commission jurisdiction, short-term-rental restrictions and local rent regulations vary by city. Buyers comparing Los Angeles and Orange County properties should evaluate insurance quotes, commute patterns, school boundaries, seismic and fire disclosures, homeowners association obligations and the feasibility of future additions before relying on the regional median.
