Stockton, California Metro Area Top 5 Home Sales: Tracy Claims Three of Five, Led by a $1.5 Million Sale in Country Estates

Tracy accounted for three of the five highest-priced home sales reported in the Stockton metro area for the week ending October 11, 2026, with Lathrop and Manteca taking one each. All five homes are in San Joaquin County, and together they sold for $4.938 million.

The group spans more than four decades of building, from a 1984 ranch in Country Estates to a home completed this year in River Islands. Every one of the five is a single-family home with at least four bedrooms.

No. 1 — $1,490,000 · 34672 Bernard Rd, Tracy, California

Top home sale No. 1 in the Stockton metro area β€” 34672 Bernard Rd, Tracy, California, week ending October 11, 2026

The top sale of the week was a single-story ranch in Tracy’s Country Estates that sold for $1,490,000. Built in 1984, it is the oldest home in this week’s group, and it also has the most room inside and out: 3,656 square feet of living space on 1.49 acres of flat land, with five bedrooms and three bathrooms behind a brick and wood exterior.

The home has been remodeled. Its kitchen now has quartz counters, white cabinets with glass-front display doors and stainless steel appliances, and it opens to the main living areas. Beyond a formal living room and dining room, there is a large family room with a fireplace and a second, larger living room. Luxury vinyl plank floors, plantation shutters and recessed lights run through the interior. The primary suite has its own fireplace, a sitting area and a door to the outside, and its bathroom has a freestanding soaking tub and a large walk-in shower.

Much of the appeal is on the land. The fenced in-ground pool was recently replastered, and the grounds include a courtyard, a fire pit, raised garden beds and mature plantings. The property also has a guest house, a detached gym, a dog run, sheds and covered parking for an RV and a boat. Owned solar panels and two Tesla Powerwall batteries supply power. The property last sold in 2021 for $1.413 million.

Megan Laherrere of Realty ONE Group Complete was the listing agent, and Kristin Chan of Pacific Crest Properties represented the buyer in the highest-priced sale of the week.
