Pacific Urban Investors has acquired A’Cappella Apartment Homes, a 387-unit garden-style apartment community in Lynnwood, Washington, from Weidner Apartment Homes for $112 million, according to CBRE, which brokered the transaction. The deal, announced July 27, works out to roughly $289,000 per unit.
Lynnwood sits about 16 miles north of downtown Seattle in Snohomish County, a suburban submarket that has drawn steady multifamily investment as buyers look beyond the core Seattle market for value and yield.
A Pacific Northwest deal wave
The sale adds to a string of multifamily transactions across the Puget Sound region this year as institutional buyers continue to target well-located suburban apartment assets. Weidner Apartment Homes, a large private owner-operator active across the Western U.S. and Canada, has been an active seller in the Seattle suburbs in 2026 as part of its broader portfolio management strategy.
Pacific Urban Investors, a California-based multifamily investment firm, has been expanding its West Coast holdings, adding the Lynnwood property to a portfolio that spans several Western markets.
What it means
Verified facts: Pacific Urban Investors paid $112 million for the 387-unit A’Cappella Apartment Homes, per CBRE, which represented the transaction.
RealtyWire analysis: The per-unit price for A’Cappella reflects continued investor appetite for suburban Seattle-area multifamily assets even as higher borrowing costs have slowed deal volume in many U.S. markets. Suburban submarkets with employment access to Seattle’s tech and healthcare sectors have remained relatively resilient acquisition targets this year.
What to watch: Whether Weidner continues to sell down Seattle-area holdings in the coming months, and whether pricing on comparable suburban Puget Sound apartment communities holds near the roughly $289,000-per-unit level set in this transaction.
