A single-level home in Narragansett's Ocean Road Estate Area led the list at more than twice the price of any other sale in the group.

South County, Rhode Island Top 5 Home Sales: $6.6 Million Narragansett Home Leads a Week on the Water

The five highest-priced home sales reported in South County, Rhode Island for the week ending November 1, 2026, came to a combined $15.93 million. Each came from a different town in Washington County: Narragansett, South Kingstown, Saunderstown, Westerly and Block Island.

The group is a coastal one, and it runs from a modest cottage on a Westerly pond to a horse property in Saunderstown, with a boater’s retreat in South Kingstown and an island home near the beach on Block Island in between.

No. 1 — $6,595,000 · 38 Newton Ave, Narragansett, Rhode Island

Top home sale No. 1 in South County, Rhode Island β€” 38 Newton Ave, Narragansett, Rhode Island, week ending November 1, 2026

The top sale of the week was 38 Newton Avenue in Narragansett’s Ocean Road Estate Area, which sold for $6,595,000. It was built in 1987 by its original owner, a contemporary ranch with 3,215 square feet, three bedrooms and four bathrooms.

The setting is much of the story. The home stands on 0.92 acres of lawns and gardens, with stone walls, mature specimen plantings and a great many hydrangeas, and fields that cannot be built on border the property and keep it open. The water views take in the Newport Bridge and Newport Harbor, with Beavertail Lighthouse and Jamestown also in sight across the Atlantic. Close by, a coastal access at the end of Newton Avenue reaches Narragansett’s rocky shoreline.

Inside, the main living is on one level, under cathedral ceilings, with hardwood and tile floors, two gas fireplaces and a dry bar. The primary suite and the kitchen are newer. A loft with views from above serves as a quiet room, and the full lower level is partly finished, with storage and a workshop. Outdoors there is a heated in-ground pool, a hot tub, a pool cabana with its own full bath, wide decking and a hardscaped patio. The home also has a two-car attached garage.

The home sold at its full asking price. The Soby-Roberts Team of Mott & Chace Sotheby’s Intl. was the listing agent, and Alex Appolonia of CARTY REALTY represented the buyer.

No. 2 — $2,832,500 · 571 Camp Fuller Rd, South Kingstown, Rhode Island

Top home sale No. 2 in South County, Rhode Island β€” 571 Camp Fuller Rd, South Kingstown, Rhode Island, week ending November 1, 2026

For a boater, 571 Camp Fuller Road in South Kingstown comes with something rare: two established moorings in the sheltered waters of Point Judith Pond. One has about 3.5 feet of water at mean low tide, enough for a sailboat or powerboat of around 40 feet. From the pond it is a run of roughly three nautical miles, with no bridges, past the working waterfront at Galilee and out to the open Atlantic. An association dock handles passengers and gear, so Block Island, Newport and Watch Hill are all within cruising range without trailering a boat.

The home sits on 2.12 acres reached by a scenic drive along Camp Fuller Road, surrounded by lawn, stonework and mature plantings, with broad views over the water. Built in 1990 and significantly renovated, the contemporary has 3,500 square feet, the most of any home in this week’s group, along with four bedrooms and four bathrooms, three full and one half. A two-story stone fireplace is one of three fireplaces in the home. The kitchen was custom built with cherry cabinetry and Wolf appliances, and Brazilian cherry floors, custom millwork and built-ins run through the rooms. There is a deck, a balcony and a walk-out lower level with a family room, plus a two-car attached garage.

The location works on land as well. Marinas and boatyards, the beaches at East Matunuck and Narragansett, downtown Wakefield and the Kingston Amtrak station, with service to Boston and New York, are all within easy reach. The property last sold in 2007 for $1.095 million.

The home went under contract 10 days after it was listed. Jason Vickers of Lila Delman Compass was the listing agent, and Devin Sheehan of SERHANT. represented the buyer.

No. 3 — $2,450,925 · 555 Carpenter Ln, Saunderstown, Rhode Island

Top home sale No. 3 in South County, Rhode Island β€” 555 Carpenter Ln, Saunderstown, Rhode Island, week ending November 1, 2026

A private road through 170 acres of wooded conservation land leads to 555 Carpenter Lane in Saunderstown’s Seven Farms Association. The five-acre property fronts on the Narrow River and is set up for horses, with a 1,500-square-foot post-and-beam barn, fenced paddocks, an outbuilding and trails on the grounds for riding and hiking.

The Colonial, built in 2004, is the newest home in this week’s group. It has 3,356 square feet, five bedrooms, the most among the five, and four bathrooms, three full and one half. Large windows bring in light throughout. The great room has a stone fireplace that rises from floor to ceiling and opens into a dining area, which opens to a deck that looks toward the sunsets. The kitchen is equipped for a serious cook, with a Sub-Zero refrigerator, a Miele dishwasher and a six-burner Wolf range with double ovens. A separate dining room is on the same level.

Upstairs, the primary suite has a sitting area with a fireplace, two walk-in closets and a bath with a tiled shower, a jetted soaking tub and double sinks. A pull-down stair reaches an attic with room to expand. The home also has a three-car attached garage, and the towns of Wickford and Jamestown are within easy reach. The property last sold in 2009 for $745,000.

The home went under contract eight days after it was listed. Ellen Kasle and Lynn Leffray McCall, both of Residential Properties Ltd., were the listing agents, and McCall also represented the buyer, so the same agent was on both sides of the sale. It was the only sale in this week’s Top 5 with one agent on both sides.

Top home sale No. 4 in South County, Rhode Island β€” 12 Brightman Way, Westerly, Rhode Island, week ending November 1, 2026

At 12 Brightman Way in Westerly, the water is the point. The property sits right on Winnapaug Pond, with a private dock and a launch for paddleboards and kayaks, so a morning on the pond starts in the backyard. The views carry from sunrise over the pond to sunset over the water.

The cottage was built in 1942, the oldest home in the group, and at 1,596 square feet it is also the smallest. It has three bedrooms, two bathrooms, one full and one half, a stone fireplace, a deck and a one-car attached garage. The lot covers 0.61 acres, with 120 feet of frontage on the road.

The home went under contract 25 days after it was listed. Ben Faubert of Onshore Realtors was the listing agent, and Larry Burns of Lila Delman Compass represented the buyer.
