The five highest-priced home sales reported in the Philadelphia metro area for the week ending October 4, 2026, came to a combined $16.05 million. The sales were spread across four counties, Bucks, Montgomery, Chester and Delaware, and every one of them closed at $2.8 million or more.

The group spans most of a century of building, from a stone Colonial dating to 1929 to a home built in 2003, with pools, guest quarters and acreage running through the list.

No. 1 — $3,575,000 · 6464 Old Carversville Rd, Carversville, Pennsylvania

The top sale of the week was a country property on Old Carversville Road in Carversville, in Solebury Township, Bucks County, which sold for $3,575,000. A winding drive lined with mature trees leads in to the home, which sits on 6.75 acres of wooded, sloping land with open lawn on all sides.

Built in 1989, the home has 7,285 square feet, four bedrooms and five bathrooms, four full and one half. There are five fireplaces: four warm the gathering rooms on the first floor, and the fifth is in the primary suite. Wide expanses of windows bring the surrounding country inside, and the living and dining areas open into a large kitchen with an island.

One room is given over to an indoor spa, finished in handcrafted stonework over heated ceramic floors, with a custom copper waterfall and its own refrigeration. Patios, mature gardens and landscape lighting are just beyond it. Since 2020, nearly every room has been redone with custom lighting, designer wallpaper, plantation shutters and new windows. Built in 2002 of stone and stucco on 1.91 level acres, the home opens on a foyer that runs from front to back under high ceilings, with arched openings and custom millwork. The formal living and dining rooms both open to the front porch through atrium doors, and a butler’s pantry has a wet bar and wine storage.
