A wood-sided cottage that faces the Gulf of Mexico from behind a stand of Australian pines sold for $6.4 million in Holmes Beach, the highest-priced home sale reported in the North Port, Florida metro area for the week ending August 16, 2026.
The week’s five highest-priced reported sales combined for $22.13 million and span Holmes Beach, Sarasota, Sarasota Ranch Club and Lakewood Ranch. Holmes Beach, on Anna Maria Island, turns up at both ends of the ranking.
The houses behind them date from 1950, 2005, 2022, 2024 and 2026, and run from a beach cottage on a Gulf-front parcel to a 10.3-acre equestrian estate with its own dressage arena, a canal-front house with two docks and a Sarasota residence finished this year.
No. 1 — $6,400,000 · 103 51st Street, Holmes Beach, Florida

A wood-sided cottage on the Gulf of Mexico took the week’s highest reported price. 103 51st Street in Holmes Beach sold for $6,400,000 on August 14, 2026, and the address understates the setting: the property fronts the Gulf directly, with 80 feet of beach frontage and more than 151 feet along 5th Avenue, a low-traffic street that dead-ends at the driveway.
The 1950 house stands on a block foundation and still wears its original cypress plank siding, and it sits high enough to have come through the 2024 hurricanes untouched. Impact-resistant glazing has replaced all the exterior windows, and the back of the house is given over to glass and sliding doors that put the water in view from the great room, the kitchen and at times the primary bedroom.
Tropical vegetation and mature Australian pines screen the lot from the beach while leaving the Gulf visible from inside. The parcel runs to more than 27,000 square feet, and according to the listing it could carry a residence of well over 9,000 square feet of air-conditioned space. The cottage itself is recorded at two bedrooms and two and a half bathrooms across a reported 1,942 square feet, with granite and stone in a redone kitchen and baths.
John Damato, II of Sato Real Estate Inc. was the listing agent. Damato’s listing went under contract 4 days after the current listing date and ranked No. 1 in RealtyWire’s Top 5 reported home sales for the North Port, Florida metro area for the week ending August 16, 2026. Darcie Duncan of Duncan Real Estate, Inc. represented the buyer.

A newly finished two-story house at 1519 Harbor Drive in Sarasota sold for $4,578,125 on August 13, 2026, the second-highest reported price in the metro that week. Built this year to a plan named the St. Michael, it carries a reported 3,970 square feet.
An extended foyer opens into a great room under a 21-foot ceiling, wood beams and clerestory windows, with triple sliders to a covered poolside lanai. The kitchen is built around a stone-topped island seating five, a Wolf induction cooktop and oven and a 42-inch Sub-Zero refrigerator. Pocketing sliders open a bonus room onto a 545-square-foot covered lanai with a summer kitchen, and the screened, pavered deck holds a 25-by-19-foot heated pool with a spillover spa and sun shelf. The house is recorded at four bedrooms and five bathrooms on a landscaped third-acre lot.

1670 Ranch Club Boulevard changed hands for $3,975,000 in a closing dated August 14, 2026: a Tuscan-inspired equestrian estate on 10.3 acres inside the gated section of Sarasota Ranch Club, in Sarasota.
A long, oak-lined drive winds past old-Florida trees and a pond to a porte-cochere, with brick pavers, a barrel-tile roof and an arched wood entry outside, and exposed beams, arched openings and Spanish-style flooring within. The upper level is devoted to the primary suite, which looks out on the pastures and opens to a terrace with a fireplace. The 2005 residence is recorded at three bedrooms and a reported 4,611 square feet.
The attached concrete equestrian center holds two oversized English London stalls custom-built in Wellington, with automatic water fills and direct access to private runs on rubber matting and engineered drainage, plus motorized hurricane screens and a wash rack. Two pastures lead to a standard-size dressage arena laid on an Equitan base with GGT footing, and a 450-square-foot in-law suite adjoins the barn. A 2024 tile roof, hurricane-impact windows, a whole-house generator and Lutron automation carry through the property.

Double iron doors open on a foyer and a great room under 15-foot coffered ceilings.
