No. 1 — $3,200,000 · 5 Shady Knolls, Danbury, Connecticut

Top home sale No. 1 in Greater Danbury Area, Connecticut — 5 Shady Knolls, Danbury, Connecticut, week ending October 25, 2026

The top sale of the week is on Candlewood Lake. The home at 5 Shady Knolls in Danbury sold for $3,200,000, and its setting explains much of its appeal: about 200 feet of frontage directly on the water, with views west toward Bear Mountain Park and the sunsets over it.

The lot is a sloped one of 9,016 square feet, and it has been worked into tiers that step down toward the lake. Along the way are several patios, a garden veranda, a gazebo used as a game room, a regulation-size shuffleboard court, stone walls and an irrigation system. At the water sits a cabana bar, permitted under older rules. Boaters have a fully covered hydraulic boat lift and two more docks, with room for as many as five boats.

The Colonial was built in 1941 and has three bedrooms, four bathrooms and 3,773 square feet of living space. A two-story sunroom with a loft is a recent addition and looks out over the lake in every season. The home also has two fireplaces, a balcony, a deck and a whole-house sound system.

The detached two-car garage has a full-size elevator that rises to the garden veranda on the main level, as well as a game room with extra sleeping space, a slate patio and a fire pit. On the main level, guests have their own sleeping quarters near a full bath. The finished walk-out lower level adds a second kitchen, a guest suite and a new sauna, and opens to the second tier of patios. The property last sold for $48,000 in 1984.

Kyle Neumann of Houlihan Lawrence was the listing agent, and Erin Porter of Coldwell Banker Realty represented the buyer. It is one of two homes on this week’s list with a Houlihan Lawrence listing agent; the other is the No. 5 sale in Redding.

In the Branchville section of Ridgefield, 38 Hickory Lane sold for $1,460,000. The Colonial was completed in 2023 and sits on 2.26 acres reached by a quiet accessway, a secluded, level-to-rolling parcel that borders open space.
