FBS, the Fargo, N.D., company behind the Flexmls multiple listing service platform, has put an AI assistant inside the MLS system itself. FBS announced on Nov. 4, 2026 that Scout is now available to MLS organizations that run Flexmls. Their agent and broker subscribers can use it to search listings, pull market statistics, get help with comparative market analyses (CMAs) and look up their MLS’s rules in plain English, without leaving the software.
The distinction FBS emphasizes is where Scout gets its answers. It does not use the open web. Scout runs inside Flexmls’s existing security and permissions framework, the company said, so users see only data they are already authorized to see. MLS organizations keep control over how their data is accessed under their licensing terms and policies. FBS also said MLS data is not retained or used to train or retrain AI models.
What agents can ask Scout
FBS says the assistant works on desktop and mobile and gave three sample queries: “What was the median sales price in my market last month?”, “Create a CMA for 123 Main Street.” and “What are the MLS rules around Coming Soon listings?”
Besides listing search and market stats, the company says Scout can surface contact and production details. In an Oct. 27 preview post, FBS said Scout can answer common Flexmls questions at any hour. It can also handle questions about an MLS’s own rules and policies when the MLS configures it with them. That makes the tool a help desk as well as a search box.
Scout is sold to MLSs as an enterprise product, not to individual agents. FBS did not disclose pricing or name the MLSs that will offer it first. It said the assistant was developed through user research and beta partnerships with MLS organizations that use Flexmls. The company said the beta “validated that Scout delivered quality results and fit naturally into how active users already work in Flexmls.”
“Flexmls was built to scale, and Scout shows what that investment makes possible,” FBS Chief Executive Michael Wurzer said in the announcement. “By combining our technology with AI and the authoritative data our MLS partners maintain, we are extending the value of the MLS into the daily work of every subscriber.”
The third piece of FBS’s AI push
Scout joins two AI tools FBS already offers. Flexmls Auto Assistant+ uses AI to simplify listing entry. The Flexmls MCP Server connects authenticated users and authorized AI applications to MLS data. MCP, or Model Context Protocol, is a standard way for outside AI tools to access a software system’s data. In its preview post, FBS said the MCP server opened MLS data to compatible tools such as ChatGPT and Claude earlier this year.
Together, the tools give subscribers two routes to AI: bring their own assistant to the MLS’s data, or use the one built into the MLS. That mirrors a wider pattern in the agent software market. CRM provider Lofty opened its platform to brokerages’ own AI agents with an MCP server in September. Realtor.com has put an agentic assistant, RealAssist, in front of 192,000 agents.
For MLSs, the stakes include more than convenience. On our reading, the permissions-and-licensing language in FBS’s announcement is aimed at a live concern for MLS executives: AI tools that pull listing data outside the controls MLSs use to enforce their data licenses. Keeping the assistant inside the MLS platform lets the organization decide what the AI can see.
Kim Prior, FBS’s vice president of product, described Scout as a first step. “Our vision is an AI-powered Flexmls experience that helps subscribers put those insights to work, from engaging with clients to managing listings and moving seamlessly across the tools they use every day,” Prior said. “From insight to engagement to action, we’re strengthening the MLS’s role at the center of the real estate workflow.”
FBS, which has worked with MLSs for more than 40 years, describes itself as 100% employee-owned. It also provides data distribution and licensing technology used across the MLS ecosystem. More on how AI is reaching agents’ desktops is on our Technology & AI page.
