The five highest-priced home sales reported in Amelia Island-Nassau County, Florida for the week ending November 1, 2026, totaled $11.932 million, and all five were in Fernandina Beach. They ranged from the beachfront to the downtown blocks, and in three of the five sales the same agent was on both sides.
No. 1 — $4,000,000 · 1554 S Fletcher Ave, Fernandina Beach, Florida

The week’s top sale was an oceanfront home in Miramar Beach designed by Laurel McManus Brown, who founded the architecture and interior design firm Brownhouse and also owned the home. It sold for $4,000,000. The home dates to 2017 and has since been completely reworked.
Inside, an open-well staircase climbs 40 feet to a cupola lit by a skylight. White tongue-and-groove details set off smooth ceilings, and wide oak planks cover the floors. The rooms have ocean views and take in sunrises over the Atlantic. In the kitchen, granite counters and an apron sink are paired with custom cabinetry and open hardwood shelving, Restoration Hardware fixtures, and appliances from Sub-Zero, Wolf and Cove. The primary suite opens to a balcony and has a built-in dresser and closet. Its bath is laid out in an open, spa-like plan with a freestanding soaking tub, a walk-in shower and a bidet. A home office has windows that look onto the ocean.
Outside, broad patios look straight out to the surf, and a private boardwalk crosses the dunes to the beach. The shops and restaurants of historic Centre Street downtown are minutes away, and the home sits equally far from the Ritz-Carlton and the Omni Amelia Island Resort. The home has four bedrooms, five bathrooms, vaulted ceilings and 3,089 square feet of living space on an 8,868-square-foot lot, with a two-car garage. The property last sold for $3.9 million in 2022.
David Vitori of ONE SOTHEBYS INTERNATIONAL REALTY was the listing agent and also represented the buyer, so the same agent was on both sides of the sale. The brokerage listed two homes in this Top 5, this one and the No. 4 sale.

No. 2 — $2,695,000 · 511 Ash St, Fernandina Beach, Florida

Second on the list, at $2,695,000, was a property in downtown Fernandina Beach that joins two lots and two residences: a main home built in 2021 and a detached cottage finished in 2023. The listing says it occupies the historic News-Leader homesite. Shops, restaurants and the waterfront are moments away. The newest of the five homes, it also has the most living area, 3,563 square feet, and the most bathrooms, six, along with four bedrooms, two stories, a two-car garage and 0.29 acres.
The main home is finished with engineered oak floors, wide-board wood walls and coffered ceilings, and two Isokern fireplaces anchor its rooms. The kitchen has Sub-Zero and Wolf appliances and two Bosch dishwashers, and there is a large butler’s pantry. The primary suite is on the main level, with a sitting room, walk-in closets, its own porch and an outdoor shower. Upstairs are two more bedrooms with their own baths, a gallery and flex space. Southern-style porches with gas lanterns and composite tongue-and-groove decking carry the living space outdoors.
The cottage has cathedral ceilings, a full kitchen, laundry, a fireplace and a porch with a retractable awning, plus its own paver parking. The garage is oversized, with walk-up storage. The double lot leaves room for a future pool, and the cottage could then serve as a pool house or guest quarters. The property last sold for $308,000 in 2000, before the current home was built.
Jenny Schaffer of SUMMER HOUSE REALTY was the listing agent, and Beckie Barnes of PINEYWOODS REALTY, LLC represented the buyer.

In Piper Dunes, a furnished oceanfront condominium sold for $2,045,000. Built in 1994 and since updated, it has views of the Atlantic and of the Long Point golf course. Shiplap ceilings and plank-style tile floors give the interior a relaxed coastal look. The kitchen has quartz countertops, shaker cabinetry, an apron-front sink and stainless steel appliances.
The condominium has three bedrooms, three bathrooms and 2,144 square feet. Its split floor plan keeps the primary suite apart from the guest rooms, and guests have a private entrance. Hurricane shutters, a one-car garage and a community pool round out the property, and golf, tennis, shopping and fitness facilities are close by. It last sold for $2 million in 2023.
Chelsea Keener of CHRISTIE’S INTERNATIONAL REAL ESTATE FIRST COAST was the listing agent and represented the buyer as well, the same agent on both sides of the sale.

No. 4 — $1,690,000 · 6506 Spyglass Cir #6506, Fernandina Beach, Florida

The last two sales on the list were both in Spyglass Villas. The first, at $1,690,000, is an oceanfront condominium in the gated Amelia Island Plantation Resort community, built in 1990. From the primary suite, the kitchen, the sunroom and the living and dining areas, the view is of the ocean, and floor-to-ceiling windows bring in the morning light.
The kitchen was renovated with custom cabinetry, quartz countertops and high-end appliances. The primary bath has been updated with dual sinks and a large shower, and the suite has a walk-in closet. Each of the two guest bedrooms has its own bath. The condominium has three bedrooms, three bathrooms and 2,378 square feet, along with a fireplace, a wet bar, a balcony and a large storage room. The beach, the community pool and hot tub, and the resort’s amenities are a short walk away. The property last sold for $710,000 in 2017.

The floors are French white oak engineered hardwood, and custom cabinetry and quartzite counters are used throughout.
Beyond its three bedrooms and three bathrooms, the 2,440-square-foot condominium has a den, a fireplace, a wet bar, a built-in pantry and a laundry area with a sink. The primary bath has double sinks and a walk-in shower. Like the No. 4 sale, it was built in 1990, and the two are the oldest homes in this Top 5. It last sold for $510,000 in 2015.
