Los Angeles–Westside, California Top 5 Home Sales: New Pacific Palisades Home Leads a Week With Three Beverly Hills Sales

The five highest-priced home sales reported in Los Angeles–Westside, California for the week ending November 1, 2026, came to a combined $57.575 million. Three of the five were in The Flats of Beverly Hills, and two of those were on North Sierra Drive. A new home in Pacific Palisades topped the list, and a home in the Hollywood Hills section of Los Angeles rounded it out.

Every one of the five has five bedrooms, but the homes cover nearly a century of building, from a Mediterranean home finished in 1932 to a contemporary one completed in 2024. Two of the Beverly Hills homes sold for exactly the same price.

Top home sale No. 1 in Los Angeles–Westside, California — 16680 Charmel Ln, Pacific Palisades, California, week ending November 1, 2026

The week’s top sale, at $18,500,000, was a contemporary home on Charmel Lane in Pacific Palisades, completed in 2024 and the newest of the five. Set in the hills, it has canyon and ocean views, and the Santa Monica Mountains and the skyline of downtown Los Angeles are in view as well. The two-story home has five bedrooms, nine baths and four fireplaces on 0.52 acres, the largest lot in this Top 5.

Arrival is through a custom sculptural door by Marios Wall Design, and the main level is open and full of light. The living room is built around a fireplace, and the kitchen is equipped with professional Wolf appliances. Floor-to-ceiling sliding glass doors open from the main level to a large deck with a heated infinity-edge pool and an outdoor kitchen that includes a grill station and a Big Green Egg. The primary suite is on this level too, with ocean-facing windows, a sitting area, an oversized dressing room and a custom minibar. A private office and two more bedrooms, each with its own bath, share the floor.

The lower level has a lounge with a full wet bar that opens to a second deck with an outdoor bar of its own. The home also has a wellness wing, with a dry electric sauna, a spa-style bathroom and an exercise studio that overlooks a cascading waterfall. For entertaining, there is a theater with 12 seats and a climate-controlled wine cellar enclosed in glass, and two more bedrooms with their own baths are elsewhere in the home. Palisades Village, Brentwood and the coast are close by. The property last sold for $2.85 million in 2014, before the current house was built.

Santiago Arana and Griffin Riddle, both of The Agency, were the listing agents for the No. 1 sale, and Christopher Cortazzo of Compass represented the buyer.

Top home sale No. 3 in Los Angeles–Westside, California — 628 N Sierra Dr, Beverly Hills, California, week ending November 1, 2026

The other $10,700,000 sale was a Tudor Revival home at 628 North Sierra Drive in The Flats, built in 1937 and since updated in a way that kept much of its original detail. A two-story foyer leads into rooms with high ceilings, leaded glass windows, artisan millwork and wood-burning fireplaces, five fireplaces in all. Upstairs, double doors lead through a private vestibule to the primary suite. A two-sided fireplace is shared by the bedroom and a lounge, and the suite has two closets and a bath with a soaking tub, two vanities and a marble shower enclosed in glass. Three more bedrooms are upstairs as well, and two of them connect to a study with built-in cabinetry and desks.

Tall hedges surround the 0.32-acre lot. A wide brick terrace runs across the back of the home, and beyond it are a lawn, a pool and spa, an outdoor kitchen and a sports court. At the rear of the three-car garage, a finished room with a full bath could be a pool lounge, a gym or a guest suite.
