The five highest-priced home sales reported in Pioneer Valley, Massachusetts for the week ending October 25, 2026, came to a combined $5.08 million. All five were single-family homes, three in Hampshire County and two in Hampden County, and each was in a different town: Southampton, Northampton, Westhampton, Longmeadow and East Longmeadow.
The group ranges from a home on just under an acre to one on more than eight, and from newer custom construction to a mid-century ranch. Several of the sales came together quickly once the homes were listed.
No. 1 — $1,350,000 · 1 Nicholas Ln, Southampton, Massachusetts

The top sale of the week was 1 Nicholas Lane in the Pleasant Meadow Estates neighborhood of Southampton, a Contemporary built in 2015 that sold for $1,350,000. It is the newest home in this Top 5. The home sits on a level 0.94-acre lot on a cul-de-sac and has mountain views.
The outdoor spaces are as finished as the rooms inside. A heated inground pool has a sundeck and waterfalls, and there are outdoor gas fireplaces. A broad patio of travertine tile is ringed with perennials, flowering shrubs and ornamental grasses, all watered by a micro-irrigation system.
Inside, the kitchen opens to a living room with a fireplace, to the dining area and to a sunroom that leads outside. The home has five bedrooms, the most in this group, and five bathrooms, three full and two half, in 3,534 square feet. The primary suite has views of its own, along with a walk-in closet and a bath with a soaking tub. Laundry is on the second floor. The finished lower level adds a home theater, a fitness room, a guest bedroom and a full bath.
Parking is split between two garages, one attached and one detached, with room for six cars in all. The property last sold for $769,900 in 2018.

No. 2 — $1,100,000 · 46 Sovereign Way, Northampton, Massachusetts

What sets 46 Sovereign Way in Northampton apart is the land around it. The 1.39-acre lot on a cul-de-sac borders conservation land, the Parsons Brook Greenway trails run directly behind it, and downtown Northampton is 10 minutes away. The Contemporary home, built in 2003, sold for $1,100,000.
The home has four bedrooms and five bathrooms, three full and two half, in 3,734 square feet. The kitchen was redone in 2021 with a Wolf range, a Sub-Zero and a pot filler, and it has heated floors, as do the primary bath and a second suite. The living room steps down and has a gas fireplace. A library that doubles as an office sits on the main level, along with a Japanese tatami room that can serve for yoga or meditation or as a dining room.
The bedrooms are upstairs. The primary suite opens to a private balcony, and the second suite is large enough for guests or extended family. About 700 square feet of finished space on the lower level holds a home gym, a bar and a theater room with a 112-inch screen and theater seating. Outside there is a deck, a hot tub and an 18-by-26-foot outbuilding built to take a third vehicle.
