Los Angeles–Westside, California Top 5 Home Sales: Bel Air Home Leads at $21.3 Million

These are the five highest-priced home sales reported in Los Angeles–Westside, California for the week ending October 25, 2026, and together they came to $61.04 million. All five are single-family homes in a wide range of styles: a Modern estate, two Contemporary homes, a Spanish home and a farmhouse. Each has at least five bedrooms, and their living areas run from 5,018 to 10,044 square feet.

No. 1 — $21,315,000 · 11507 Orum Rd, Los Angeles, California

Top home sale No. 1 in Los Angeles–Westside, California — 11507 Orum Rd, Los Angeles, California, week ending October 25, 2026

The week’s top sale is a Modern home in Bel Air that sold for $21,315,000. It sits behind gates at the end of a gated cul-de-sac on 1.31 acres, with a private motor court and an attached three-car garage.

Completed in 2017, the home was later taken down to the studs and rebuilt with a more open plan and new systems throughout. Much of its glass is made up of automated Fleetwood pocket doors, so whole walls slide away with the push of a button. The main rooms include a great room, a theater, a formal dining room with a fireplace and a bar with a walk-in wine cellar. Those spaces open onto terraces and a covered loggia, an outdoor kitchen with a barbecue, a 62-foot cantilevered infinity pool and a spa.

From the property, the views take in the Pacific Ocean and Catalina Island, the golf course of the Bel-Air Country Club, the Getty and the Century City skyline, along with the mountains and the city lights.

The kitchen is built around two Arabescato marble islands and has a fully equipped butler’s prep kitchen as well. The home has six bedrooms, seven full bathrooms and one half bath, and 10,044 square feet on two stories. The primary suite alone covers about 2,200 square feet, with a view terrace, two bathrooms, dressing areas and a lounge or office with a wet bar. Three more bedrooms on the upper level have their own baths, and that floor also has a family lounge. The property last sold in 2024 for $10.775 million.

Aaron Kirman of Christie’s International Real Estate SoCal and Keegan Budden of Douglas Elliman of California Inc. were the listing agents, and Federico Blanco of Niveus Real Estate represented the buyer. The sale is one of two listings from Christie’s International Real Estate SoCal in this Top 5; the other is the No. 5 sale in Santa Monica.

No. 2 — $15,000,000 · 1122 La Altura Rd, Beverly Hills, California

Top home sale No. 2 in Los Angeles–Westside, California — 1122 La Altura Rd, Beverly Hills, California, week ending October 25, 2026

In Beverly Hills, the No. 2 sale is a gated Contemporary home on La Altura Road, north of Sunset, that sold for $15,000,000. Built in 1990, it has since been completely redone. The property last sold in 2024 for $7.325 million.

The home has 8,007 square feet on 0.40 acres, with five bedrooms, six full bathrooms and two half baths, and its floors are stone and hardwood. The primary suite has his-and-hers bathrooms, and a wellness area includes a gym and a spa with a steam room and a sauna.

The backyard is grassy and has a heated pool and spa, with an open view of Century City.

Jack Harris of The Beverly Hills Estates listed the home with Drew Fenton of Carolwood Estates, and Harris also represented the buyer, so the same agent was on both sides of the sale. It is one of two Carolwood Estates listings in this Top 5, along with the Malibu Park sale at No. 4.

No. 3 — $8,525,000 · 728 25th St, Santa Monica, California

Top home sale No. 3 in Los Angeles–Westside, California — 728 25th St, Santa Monica, California, week ending October 25, 2026

Santa Monica had two of the week’s five sales. The higher-priced of them, on 25th Street in the North of Montana neighborhood, is a three-story Spanish home that went under contract 13 days after it was listed and sold for $8,525,000. The home was renovated from the ground up in 2007, and the property last sold in 2014 for $4.4 million.

Light wide-plank hardwood floors, custom built-ins and decorative tile run through the main floor. The formal living room there has a fireplace and the dining room is oversized. The kitchen and family room share one large great room, and the kitchen has its own fireplace, an island, a Sub-Zero refrigerator and a six-burner Viking range with a pot filler. An office on that level has a full bath and a door to the backyard.

All five bedrooms are upstairs, where the primary suite has a fireplace, a walk-in closet and a west-facing deck. The lower level is a media room with a built-in projector and screen, a full bath and a kitchenette, and it can also serve as a guest suite. The home has five bedrooms and seven bathrooms in 7,500 square feet on two stories. From the property, the views also take in the coastline, the white water and the treetops.

The kitchen has a stone island and custom cabinetry, and the home has both formal and casual dining areas. There is also an office, secondary living and media spaces, and a laundry room.
