Jacksonville, Florida Metro Area Top 5 Home Sales: Oceanfront Fernandina Beach Home Leads at $7.8 Million

An oceanfront contemporary on Amelia Island, a riverfront estate on the St. Johns, a brand-new home on the marsh and a furnished oceanfront condominium were among the week's biggest closings.

Jacksonville, Florida Metro Area Top 5 Home Sales: Oceanfront Fernandina Beach Home Leads at $7.8 Million

These were the five highest-priced home sales reported in the Jacksonville metro area for the week ending October 18, 2026, and together they came to $19.574 million. The list runs from Fernandina Beach in Nassau County down the coast to Ponte Vedra in Saint Johns County, with three of the five sales in Duval County.

Water ties the group together: the Atlantic Ocean, the St. Johns River, a tidal creek and the Intracoastal Waterway. Four of the sales were single-family homes and one was a condominium. The newest home was finished this year, and the oldest dates to 1995.

No. 1 — $7,800,000 · 2498/2500 S Fletcher Avenue, Fernandina Beach, Florida

Top home sale No. 1 in the Jacksonville metro area β€” 2498/2500 S Fletcher Avenue, Fernandina Beach, Florida, week ending October 18, 2026

The top sale of the week was a contemporary oceanfront compound in Fernandina Beach on Amelia Island, which sold for $7,800,000. The property has 100 feet of frontage on the Atlantic and two buildings: a three-story main home and a separate guest house, each set up to take in the ocean.

Built in 2018, the main home was designed by Studio9 Architecture, with interiors by StudioM Interior Design. It is a concrete structure clad in Brazilian ipe and stucco under a metal roof, and floor-to-ceiling curtain walls of impact-rated glass open every level to the water. A roof deck sits on top. The pool and the home stand beyond the coastal construction line under a 27-foot variance, on auger cast pilings driven 32 feet deep.

Inside, Italian limestone tile, walnut veneer and a gas fireplace set the tone in the main living area and kitchen, where Wolf and Sub-Zero appliances are built into the cabinetry. Lighting and shades are run through a Savant and Lutron system, and an elevator connects the floors. A glass-enclosed wine room displays 225 bottles on a floating rack. The primary suite, on the second floor, has a bathroom with an enlarged steam room and a Kohler jet shower, and each of the guest suites in the main home has its own bathroom.

With 5,605 square feet, the property has the largest living area of the five. It has five bedrooms and seven bathrooms, six full and one half, along with a three-car garage on a lot of 0.88 acres. The guest house has one bedroom and one bathroom, an accordion glass door system and its own high-end kitchen appliances. Outside are a heated saltwater pool, an infinity-edge hot tub, an outdoor kitchen and landscaping planted with native species.

The home went under contract 25 days after it was listed. CAROL KROGH of THE AGENCY AT PONTE VEDRA was the listing agent.

No. 2 — $4,575,000 · 14242 River Story Drive, Jacksonville, Florida

Top home sale No. 2 in the Jacksonville metro area β€” 14242 River Story Drive, Jacksonville, Florida, week ending October 18, 2026

In the gated River Story community in Jacksonville, a single-story riverfront home on the St. Johns River sold for $4,575,000. Custom builder Andy Reynolds completed the cottage-style ranch home in 2023 on a lot of 1.01 acres. The property last sold for $1.1 million in 2021, before the current home was built.

Much of the character comes from the woodwork: tongue-and-groove ceilings, exposed beams, crown molding, detailed millwork and wide white oak planks in the living areas. A floor-to-ceiling brick fireplace anchors the great room, which looks out to the river, and a second brick fireplace warms the primary suite. The primary bath has a freestanding soaking tub, heated floors and a large walk-in shower with a rain head. The kitchen is fitted with Thermador Professional appliances, among them a 60-inch refrigerator and a 48-inch six-burner gas cooktop, and there is a walk-in pantry with its own floor-to-ceiling cabinetry.

The home also has a 600-bottle climate-controlled wine room, a bonus room with a sauna, a reinforced safe room and a 150-gallon built-in aquarium. The laundry room has a tiled dog-washing station and two built-in kennels. The property has five bedrooms and five bathrooms, four full and one half, and 5,328 square feet of living area. A detached guest house of 722 square feet has its own kitchen, living room and laundry.

Outside are a covered lanai with built-in heaters, a heated saltwater pool and spa, and two gas fire tables. Lighted steps lead down from the home to the pool terrace. The grounds include 100-year-old oaks and raised beds for herbs and vegetables. A breezeway links the home to a detached three-car garage. The private dock has two lifts, one for a boat rated at 10,000 pounds and one for a Jet Ski rated at 4,000 pounds. The home is close to The Bolles School and Episcopal School of Jacksonville.

The home went under contract 26 days after it was listed. CHRISTINE BRADSHAW of BERKSHIRE HATHAWAY HOMESERVICES FLORIDA NETWORK REALTY was the listing agent, one of two sales in this Top 5 listed by the brokerage, which also had the No. 3 sale.
