Top home sale No. 1 in the Philadelphia metro area β€” 26 Old Gulph Rd, Gladwyne, Pennsylvania, week ending October 11, 2026

The estate known as Wooded Hill, set behind gated stone piers on Old Gulph Road in Gladwyne, sold for $7,150,000, the top price of the week. The stone home was built in 1920 in the Normandy style and sits on 6.81 acres of lawns, formal gardens and mature trees, with views of a creek and the surrounding woods.

The grounds are made for spending time outdoors. There is a pool and spa with its own pavilion, a golf green with several tee boxes, winding stone paths and a series of terraces. A separate guest house, renovated in a more contemporary style, is reached through a stone courtyard.

At 19,382 square feet, the main home is the largest in this Top 5, and its eight bedrooms and 12 bathrooms, nine full and three half, are also the most of the five. Inside are custom millwork, decorative ironwork, detailed ceilings and seven fireplaces, and French doors open from many rooms to the grounds. The formal living and dining rooms are joined by a sunroom, a billiards room, several family rooms and two offices. The primary suite occupies its own wing, with two baths, a sitting area and a balcony library that looks down into a two-story family room. Among the eight bedrooms is a self-contained two-bedroom apartment. On the lower level, a theater with tiered seating sits alongside a fitness room and a bar, with doors straight out to the outdoor entertaining spaces. The property last sold for $4.35 million in 2003.

Lavinia Smerconish of Compass RE was the listing agent for the week’s highest-priced sale, and Peter Stefanatos, also of Compass RE, represented the buyer.

No. 3 — $2,650,000 · 216 S Sugan Rd, New Hope, Pennsylvania

Top home sale No. 3 in the Philadelphia metro area β€” 216 S Sugan Rd, New Hope, Pennsylvania, week ending October 11, 2026

The 11.30 acres at 216 South Sugan Road in New Hope are landscaped and partly wooded, with walking trails across the property, a footbridge, a fish pond and waterfalls. The setting feels rural, though the shops and restaurants of New Hope Borough are only minutes away. The property went under contract four days after it was listed and sold for $2,650,000, $151,000 above its asking price of $2.499 million. It last sold for $1.89 million in 2025.

Built in 1979, the Colonial farmhouse has five bedrooms, five bathrooms (three full and two half) and 4,717 square feet, and much of the main level has been redesigned. No. 4 — $2,625,000 · 404 Chester Rd, Devon, Pennsylvania

Top home sale No. 4 in the Philadelphia metro area β€” 404 Chester Rd, Devon, Pennsylvania, week ending October 11, 2026

In Devon, the stone Colonial at 404 Chester Road went under contract five days after it was listed and sold for $2,625,000, which was $475,000 above its $2.15 million asking price. The property last sold for $1.13 million in 2018.

The builder Bernie Dreuding put up the home in 1987 on a 0.67-acre lot on a cul-de-sac that backs to trees. Its current owners updated it, and in 2023 Buck Ridge renovated the kitchen, the mudroom and the butler’s pantry. Formal living and dining rooms, a family room and a second, large family room at the back give the 5,040-square-foot home plenty of space for gatherings, and refinished hardwood floors continue through the rooms. There are five bedrooms and five bathrooms, three full and two half, and the primary bedroom on the second floor has a large bath of its own. Outside are a screened, covered porch, a dining area under a pergola and an in-ground pool. The home also has a three-car garage and is in the Tredyffrin/Easttown School District.

Liz Van Der Waag of BHHS Fox & Roach Wayne-Devon was the listing agent, and Lauren Woods of Kurfiss Sotheby’s International Realty represented the buyer.

No. 5 — $2,450,000 · 465 E State St, Doylestown, Pennsylvania

Top home sale No. 5 in the Philadelphia metro area β€” 465 E State St, Doylestown, Pennsylvania, week ending October 11, 2026

The John Fell House at 465 East State Street in Doylestown dates to 1725 and stands on 2.25 acres inside the borough, an unusually large private parcel within walking distance of downtown. It sold for $2,450,000. The property was once part of the Fell family’s 18th-century holdings, and the listing says George Washington stayed in the home in the summer of 1778 while the Continental Army camped on the grounds after leaving Valley Forge.

The stone farmhouse, with Federal details, was comprehensively renovated by Jarret Vaughn, with architecture by Period Architecture, and an addition joins the new work to the old. The original section keeps its exposed beams, restored stonework and wide-plank floors, and its living room is built around a nine-foot walk-in fireplace. In the newer part are a chef’s kitchen, a walk-in pantry, a foyer with a sweeping staircase and a sunken living room with walls of windows facing the gardens. The home has four bedrooms, four bathrooms (three full and one half) and 3,552 square feet.

A separate guest house, permitted as a second residence, has its own kitchen, a large living room, three bedrooms and two full baths. A detached four-car garage has a bonus room above it now used as a gym. Jerry Fritz of Linden Hill designed the gardens, which are layered and include several patios, and a heated in-ground pool sits in the backyard. The original 18th-century stone springhouse has been restored as an open-air retreat, and a gate at the back of the fenced grounds lets residents walk straight into downtown Doylestown. The property last sold for $1.175 million in 2021.

Brooke Black and Caryn M. Black of B&B Luxury Properties were the listing agents, and Douglas Krautheim of Coldwell Banker Hearthside-Lahaska represented the buyer.
