Lakeland, Florida Metro Area Top 5 Home Sales: A Lakefront Auburndale Home and a New Winter Haven Farmhouse Tie at $825,000

A home on Lake Arietta and a just-finished farmhouse on a golf course shared the top spot, followed by a 10-bedroom resort home in Davenport and two properties with large detached workshops.

Lakeland, Florida Metro Area Top 5 Home Sales: A Lakefront Auburndale Home and a New Winter Haven Farmhouse Tie at $825,000

These are the highest-priced home sales reported in the Lakeland, Florida, metro area for the week ending October 4, 2026, and together the five came to $3.93 million. All of them are single-family homes in Polk County: two in Winter Haven and one each in Auburndale, Davenport and Lakeland.

The two leading sales finished level at $825,000, one a lakefront home from 1997 and the other completed this year. Further down the list are a furnished home in a gated resort community and two properties where the land matters as much as the rooms, each with a workshop big enough for vehicles and equipment.

No. 1 — $825,000 · 150 Old Nichols Circle, Auburndale, Florida

The home in Old Nichols Grove sits on the shore of Lake Arietta in Auburndale, on a landscaped lot of 0.68 acres with views of the lake and lake privileges. A circular driveway leads up to it. The water is part of daily life here: there is a dock for fishing, and a kayak can go in from the property.

Built in 1997 of block and stucco, the one-story home has 3,591 square feet, four bedrooms and four bathrooms, with an attached three-car garage. The living areas are large and get plenty of daylight, and the lake shows through the windows.

The home went under contract the day it was listed. Troy Boss of LIFESTYLE INTERNATIONAL REALTY was the listing agent and also represented the buyer, so the same agent was on both sides of the sale, which tied for the top spot this week.

The newest of the five, this custom farmhouse in Winter Haven was completed in 2026 and sold for $825,000, matching the week’s top price. It stands on a 0.40-acre golf course lot inside the gated Cypresswood Golf & Country Club, in the Cypresswood Palma Ceia neighborhood, and looks out over the course.

The single-story plan covers 2,820 square feet with three bedrooms, four bathrooms and a separate home office. Tile runs through the open rooms, and several have tray ceilings. The kitchen is built around a large center island, with solid wood cabinets, a walk-in pantry and a dual-fuel stove, and it opens directly to the living and dining areas. The primary bedroom is on the main floor, with a large walk-in closet and a bath that has a soaking tub and a tiled walk-in shower.

Outside are a rear porch and a paver patio, along with a fully equipped outdoor kitchen, a grill and an outdoor shower. The builder used James Hardie siding over Huber ZIP System sheathing, Therma-Tru exterior doors and Andersen double-pane windows, and installed two tankless water heaters. The side-facing garage has room for five cars, attic storage above, and wiring ready for a Level 2 EV charger and a generator.

With 10 bedrooms and eight bathrooms, the Davenport home had more of both than any other sale this week, and at 4,399 square feet it was also the largest. It sits in Windsor Island Residence, a gated resort community whose amenities include a water park, a resort pool, a clubhouse, a fitness center and on-site dining. The listing says the theme parks of Orlando are a few minutes away.

Built in 2021 in a traditional style, the two-story home sold furnished. The kitchen, family room and dining area share one open space. Two bedrooms are on the first floor, among them a primary suite with its own bath and a door straight out to the pool. The screened, heated gunite pool has an in-ground spa beside it and a bathroom serving the pool area. Upstairs, a large loft works as a den or game room, and guest suites are spread through the home. The lot, at 5,998 square feet, was the smallest of the five, and there is a two-car garage.

Vaulted ceilings rise over the living room, where a wooden beam picks up the tone of the kitchen cabinets and a gas fireplace in stone is set into built-in shelving. In the kitchen, a large granite island has room for seating, and the upper cabinets have crown molding above a tiled backsplash. An office sits just off the foyer, and upstairs a flex room with its own half bath can serve as a gym, guest room or media room.

The primary suite has a tray ceiling and a large walk-in closet fitted with a custom organizing system. Its bath has a double vanity and a walk-in shower tiled to the ceiling, with two rain heads in addition to a standard showerhead.

Out back, a screened lanai overlooks a heated saltwater pool with a sun shelf and a heated spa, all set on pavers. Beyond the attached three-car garage, a separate 40-by-50-foot enclosed workshop has electricity, a garage bay of its own and a walk-in door.
