Five of the highest-priced publicly reported home sales in the Savannah, Georgia metro area for the week ending Sunday, August 2, 2026 β€” $10.19 million combined, an average of about $2.04 million, led by a $2.5 million Tybee Island waterfront closing.

Savannah, Georgia Metro Area Top 5 Home Sales: Tybee Island Waterfront Leads at $2.5 Million

Five of the highest-priced publicly reported home sales identified in the Savannah, Georgia metro area totaled $10.19 million for the calendar week ending Sunday, August 2, 2026 — an average of approximately $2.04 million per transaction. The Savannah metro area includes Chatham, Bryan and Effingham counties.

Islands and history divide the week between them. Four of the five sales sit on islands — two on the Tybee Island beachfront and two inside the gated community of The Landings on Skidaway Island — while the fifth is a building on a downtown square that had reportedly stayed with one ownership for close to a century. Construction dates span 1871 to 1987, with no new construction anywhere on the list, and only one of the five had been substantially rebuilt. Seabolt Real Estate held both Tybee listings, and the two Landings sales closed a day apart at exactly the same price despite nearly a thousand square feet of difference between them.

No. 1 — $2,500,000 · 1201 Bay St B, Tybee Island, Georgia

The week’s highest-priced transaction in the Savannah metro area closed July 30 at a publicly reported $2.5 million: a waterfront residence at the north end of Tybee Island, the barrier island roughly eighteen miles east of downtown Savannah, positioned along the Savannah River and the Atlantic approach. The four-bedroom house spans about 5,364 square feet with four full and one half bathrooms.

What distinguishes it is how thoroughly it is built for staying rather than visiting. Alongside the living areas the house carries two separate offices, a workout room, a workshop, an elevator and a garage — a working household’s inventory rather than a beach retreat’s. Tybee’s waterfront stock is capped by geography, the island running under three miles end to end, and transactions at this level are uncommon enough to top a ranking that takes in Savannah’s historic core and its gated island communities alike.

No. 2 — $2,200,000 · 10 W Liberty St, Savannah, Georgia

The second-highest sale is not a conventional house. A three-story building at 10 West Liberty Street, in Savannah’s Historic District, closed July 28 at a publicly reported $2.2 million. Built around 1871 of Savannah gray brick, it carries the Italianate and Victorian detailing of its period — tall ceilings, oversized windows, ornate interior finishes — across roughly 4,170 square feet. Listing data records it as a single-family residence, but it is currently configured for mixed use, with retail space at street level and two income-producing residential units on the floors above. It is zoned RIPB.

The building had reportedly been held by the same ownership for close to a century before reaching the market, which is the rarer fact here: on a downtown square where turnover is slow and inventory is finite, a first sale in three generations resets a benchmark. Its configuration also leaves the next owner a genuine choice — continue collecting rent from the shopfront and the two flats, or return the whole structure to a single residence.

No. 3 — $2,092,000 · 4 10th Ter, Tybee Island, Georgia

Tybee Island takes the third position as well, with a 1930-built beachfront cottage on 10th Terrace that closed July 28 at a publicly reported $2,092,000. The house itself is modest by the standards of this list — three bedrooms, two full and one half bathrooms, about 2,107 square feet. The parcel is not: it runs approximately 317 feet deep by 65 feet wide and fronts the Atlantic directly, in a mid-island position.

This is the one sale on the list where price per square foot is worth stating, because of what it exposes. At roughly $993 per square foot of house, the buyer paid more than double the rate of the metro’s largest sale for a 1930s cottage — which is another way of saying the transaction was not about the cottage. Depth of lot is the scarcest commodity on a barrier island, and this parcel has close to an acre of it running back from the dune line.

No. 4 — $1,700,000 · 9 Brandenberry Rd, Savannah, Georgia

The fourth sale moves inland to Skidaway Island, where a house on Brandenberry Road inside The Landings closed July 30 at a publicly reported $1.7 million. Built in 1987, the four-bedroom residence of roughly 3,748 square feet with three full and one half bathrooms was taken back to the studs and rebuilt in 2022 — effectively a new house behind an older footprint. The Landings is a gated community on Skidaway Island, about twenty minutes from downtown Savannah.

This is the only transaction in this week’s report with a publicly documented pricing history, and it moved briskly by the standards of the list: offered June 4, 2026 at $1,795,000, it closed 5.3 percent below that figure after roughly eight weeks on the market.

No. 5 — $1,700,000 · 8 Modena Rd, Savannah, Georgia

The list closes with a second Skidaway Island sale, also at a publicly reported $1.7 million, which closed July 29 on Modena Road inside The Landings — one day before the Brandenberry Road house and at precisely the same price. This one is considerably larger: five bedrooms, four full and two half bathrooms, and approximately 4,700 square feet, making it the biggest home in this week’s report by interior space.

The pairing is the most instructive thing on the list. Two houses in the same gated community, closing a day apart, settled at an identical number despite nearly a thousand square feet between them — roughly a quarter more house for the same money. Within an established community, buyers were clearly weighing condition, siting and the fact of a recent rebuild at least as heavily as floor area.
