High above Rittenhouse Square, on the 21st floor of a stepped, ziggurat-style building that dates to 1960, a condominium sold for $3,100,000. The residence was created when dMas Architects joined two units and redesigned them; the listing says the work earned an AIA Award of Merit. Thirty-six windows face south and east, taking in the city and the park.

A long gallery, lined with slabs of honed travertine and translucent quartzite, links the entertaining rooms with the private ones and doubles as space for art. Walls and ceilings are hand-plastered, and Reglet trim makes the walls seem to float. The great room has travertine and walnut built-ins and flows into a Poggenpohl kitchen fitted with Sub-Zero, Bosch and Wolf appliances and a 175-bottle wine refrigerator. Nearby are a butler’s pantry and bar with its own sink, and there is a private library.

Two home offices sit in a custom-built pod within the suite. The condominium has three bedrooms, four bathrooms (three full and one half) and 3,500 square feet on a single level, with walnut and Italian porcelain floors. No. 5 — $1,250,000 · 3101 Midvale Ave, Philadelphia, Pennsylvania

Top home sale No. 5 in Philadelphia, Pennsylvania β€” 3101 Midvale Ave, Philadelphia, Pennsylvania, week ending November 1, 2026

In East Falls, a detached stone Tudor Revival built in 1906 sold for $1,250,000. The home, which shows Arts and Crafts influences, is in Queen Lane Manor, an early enclave that drew well-known Philadelphia architects. Among them was Lawrence Visscher Boyd, a resident who designed many homes there for the Queen Lane Land Company. The property last sold for $1 million in 2021.

Much of the original character remains: leaded glass windows, original millwork, front and rear staircases and three fireplaces, one gas, one wood-burning and one decorative. On the first floor are living, dining and family rooms, a laundry room, and a kitchen with an island that opens to a breakfast room. The six bedrooms, the most of any home in this group, are divided between the second and third floors, and the primary suite has a walk-in closet and a bath with a walk-in shower. The home has 4,197 square feet and four bathrooms, three full and one half, plus a walkout finished lower level with a workshop and space for fitness.

The 0.28-acre lot has front, side and rear yards. A wraparound porch runs across the front, an enclosed sun porch sits at the back, and a bluestone patio and walkways join professionally landscaped gardens planted with native species. A detached two-car garage and a driveway handle parking. McMichael Park is a block away, and Penn Charter is half a block from the home.

Tim Owen of Compass RE was the listing agent, and the home went under contract one day after it was listed, selling above its $1.2 million asking price. Cary Simons of Kurfiss Sotheby’s International Realty represented the buyer. With this sale, Compass RE agents listed three of the week’s five homes.
