Five of the highest-priced publicly reported home sales in the Naples, Florida metro area for the week ending Sunday, August 2, 2026 — $46.9 million combined, led by a $15.1 million new-construction closing in Olde Naples.

Naples, Florida Metro Area Top 5 Home Sales: Olde Naples Closing Leads at $15.1 Million

Five of the highest-priced publicly reported home sales identified in the Naples, Florida metro area totaled $46.9 million for the calendar week ending Sunday, August 2, 2026 — an average of $9.38 million per transaction. The Naples–Marco Island, Florida metro area includes Collier County.

The week’s selections cut a wider cross-section of the market’s top tier than usual. Four are single-family homes and one is a Pelican Bay high-rise condominium, with construction dates spanning 2009 to 2025. Price per square foot runs from about $939 to $2,269, with two sales above $2,000. Of the four transactions with published pricing histories, every one closed below its final asking price — by 3.6 to 13.7 percent — and several followed marketing periods of a year or more. Premier Sotheby’s International Realty held the listing side of two transactions, including one in which the same agent represented both buyer and seller. Geographically, the five sales span Olde Naples, Sabre Cay near Port Royal, Pelican Bay, Marco Island’s Collier Bay and Pine Ridge Estates.

The week’s highest-priced real estate transaction closed on July 29 at a publicly reported $15.1 million: a newly completed single-family home on a corner homesite in Olde Naples, six houses from the beach. Completed in 2025, the property was designed by MHK Architecture, built by Waterside Builders and finished by L Design. The main house has five bedrooms plus a den, five full and one half bathrooms, a media room, wine storage and a whole-house generator; the site adds a one-bedroom guest house, a cabana above the garage and three garage spaces in total, with a pool, spa, outdoor kitchen and fireplace outside. The address sits three blocks from the Third Street South shopping and dining district.

At 6,655 square feet of living space, the sale works out to about $2,269 per square foot — the highest of the five transactions in this report. The pricing history shows an extended marketing arc: first listed January 7, 2025 at $19.499 million, reduced twice to a final asking price of $17.5 million, and closed 13.7 percent below that figure after roughly eighteen months on the market. Public records also show the underlying lot sold for $6.5 million in November 2022, before construction.

The runner-up is a 2023-built home in Sabre Cay, off South Gordon Drive in the Port Royal area, which closed July 29 at a publicly reported $10.95 million. The four-bedroom, five-bathroom residence of about 5,416 square feet includes a deeded boat slip with no-bridge access to the Gulf, a deeded beach-access easement across Gordon Drive and eligibility for associate membership at the Port Royal Club. The St. Barths-inspired design features a cedar roof and a pool.

The sale works out to roughly $2,022 per square foot. Listed February 13, 2026 at $12.495 million and reduced to $11.95 million, the home went under contract in late April and closed 8.4 percent below the final asking price after 166 days on the market this cycle. Public records show the site sold for $2.61 million in August 2020, before the current home was built.

Carrying costs at this tier are substantial: the association fee is $60,467 annually. Pelican Bay remains one of the few Naples communities where high-rise living carries private beach-club access, a factor that has kept its tower market among the most expensive condominium segments on Florida’s southwest coast.

The interior program runs deep: a kitchen equipped with Thermador and Dacor appliances, a cherry-paneled den with Brazilian cherry floors, a billiards room opening to the pool area, an eight-seat movie theater, a dedicated wine room and a workout room overlooking the bay, with an outdoor fireplace and kitchen beside the pool. There is no homeowners association.

The sale equals roughly $1,207 per square foot, and the pricing history stretches back nearly two years: first listed November 2024 at $8.3 million, withdrawn the following spring, relisted September 2025 at $7.75 million and reduced in steps to a final asking price of $7 million. The home went under contract in early June and closed 3.6 percent below final asking — 18.7 percent below the original 2024 ask.

The list closes in Pine Ridge Estates, where a gated and fenced 2020 custom home sold furnished on July 31 for a publicly reported $6.5 million. At approximately 6,924 square feet, it is the largest home in this report by interior space. The residence includes two primary suites (one per level), an elevator, all-ensuite bedrooms, a butler’s pantry, two laundry rooms and smart-home systems throughout, with a salt-water pool and spa outside; furnishings are by Clive Daniel Design, and there is no homeowners association.

The sale equals about $939 per square foot, the only figure of the five below $1,000. The marketing history ran long: first listed April 2025 at $8.495 million, the price was reduced five times to $6.995 million before the home closed 7.1 percent below that figure — 23.5 percent below the original ask.
