MDH Partners, an Atlanta-based industrial real estate investment firm, has acquired an industrial property at 710-790 International Parkway in the Sawgrass area of Sunrise, Florida, for $40.1 million, according to the South Florida Business Journal. The seller, LIT Industrial Limited Partnership, a subsidiary of Clarion Partners, had owned the property for more than a decade before the sale.

The transaction gives MDH Partners another foothold in Broward County, a submarket that has continued to attract institutional and out-of-state industrial investors even as broader commercial real estate deal volume remains below pre-2022 levels in many markets.

A tight Broward industrial market

Broward County’s industrial vacancy rate stood at 6.2% in the second quarter of 2026, with average asking rents of $17.58 per square foot and approximately 1.2 million square feet of new industrial space under construction, underscoring continued tight conditions in the submarket.

MDH Partners focuses its investment strategy on warehouse, distribution and logistics facilities across the United States, and the Sunrise acquisition extends that strategy into one of South Florida’s more established industrial corridors.
