
Agents in 30 multiple listing services can now get a scanned floor plan back in under 12 hours instead of 24, at no extra charge, under a benefit CubiCasa and Restb.ai announced on Sept. 28, 2026. The two companies put the reach at roughly 500,000 agents and brokers.
The mechanics are simple. An MLS qualifies if it participates in CubiCasa’s MLS Partnership Program and also holds an active subscription to Restb.ai’s AI tagging service inside its primary listing-input platform. Qualifying MLSs get CubiCasa’s rush-order priority processing at no additional cost.
Restb.ai’s president for MLS, Dominik Pogorzelski, said in the announcement that MLSs are looking for ways to deliver more value to their participants without adding complexity. CubiCasa president Jeff Allen said speed matters when an agent is preparing a listing for market.
The two companies share an owner
The announcement reads as a collaboration between two vendors. CubiCasa and Restb.ai are corporate siblings.
Clear Capital, the Reno, Nev. valuation and real estate analytics firm, bought CubiCasa in 2021 and acquired Barcelona-based Restb.ai on May 12, 2026. That release said the combination would let Clear Capital “help customers to holistically understand the information that shapes real estate and mortgage decisions β from valuation and floor plans to property condition and characteristics.” Restb.ai kept its brand; the plan was to integrate its technology across Clear Capital and CubiCasa platforms.
Allen said at the time: “By integrating with Restb.ai, we’re excited to create even more value to the MLS and Real Estate ecosystem. With this combination, we can provide additional value and capabilities to the real estate industry with the same 5 minute scan.”
Read against that, the Sept. 28 announcement is the first visible consumer-facing result of the deal: a discount that only exists if an MLS is already buying from both halves of the same company. That is a conventional cross-sell, and worth naming as one β the benefit is real for MLSs that qualify, and it is also an incentive to take the second product.
Scale, and why floor plans became table stakes
CubiCasa says it has delivered more than five million floor plans and that its platform is used by more than 200,000 companies, including over 100 MLSs. Restb.ai says its computer-vision products reach more than a million agents and process more than two billion property photos a month. Both figures are the companies’ own.
The product CubiCasa sells is a smartphone scan the agent performs, which Allen has described as taking five minutes, rather than a measured drawing ordered from a specialist. That is what made floor plans cheap enough for MLSs to distribute at scale, and it is why the delivery window is the part that matters: the bottleneck is no longer the visit, it is the wait for the finished file.
The rush benefit targets that gap. On a 24-hour turnaround, a property walked in the morning is not ready to list until the next day. Under 12 hours, the companies say, same-day listing preparation becomes possible at volume.
The broader pattern
Both the acquisition and this bundling sit inside a consolidation wave in real estate data tooling. Clear Capital’s Restb.ai purchase followed a 2025 strategic investment from the private equity firm GTCR that the company said was intended in part to fund acquisitions. Elsewhere, Altus Group bought the UK valuation-workflow platform Valos to extend its own AI work.
Adoption on the agent side has moved faster than the consolidation. NAR’s 2026 technology report found that nearly half of Realtors now use AI at least weekly. MLSs, meanwhile, have been reorganizing around shared data infrastructure, as three Western MLSs did in launching the Orion listing database.
