The five highest-priced home sales reported in Chester County, Pennsylvania for the week ending October 25, 2026 totaled $5.79 million, with prices running from $950,000 to $1,650,000.
Three of the homes are in West Chester, and the other two are in Coatesville and Chester Springs. Four are single-family homes and one is a townhouse, and they were built as early as 1800 and as recently as 2021. Each went under contract between four and 27 days after it was listed.
No. 1 — $1,650,000 · 90 E Friendship Church Rd, Coatesville, Pennsylvania

The top sale of the week was a horse farm in Cheshire Hunt in Coatesville, which sold for $1,650,000. The property covers 28.40 acres in Highland Township’s Agricultural District, the largest lot of the five, and about 26.9 of those acres are protected by a county agricultural conservation easement. Much of the land is open and tillable.
The farmhouse dates to 1800. It has four bedrooms, three full baths and a half bath, and 2,963 square feet of living space, and the home also includes a small apartment area. Its original section keeps a traditional floor plan, and there are views over the fields and countryside around it. There is also a sauna, a heated indoor spa and a roof deck.
The farm was laid out by people who know horses. Its bank barn has 11 stalls and a wide center work aisle, with easy access to fenced pastures and turnouts, and the barn’s upper level has room for hay and equipment. A second, smaller barn adds three more stalls, each with a built-in turnout. The setting is rural, yet the Parkesburg train station, a private airport, schools and shopping are all convenient.
The farm went under contract eight days after it was listed. Amy McKenna of BHHS Fox & Roach-Unionville was the listing agent, and Robert McComsey of Chesco Realty Group, LLC represented the buyer.

Quarry stone frames the front entry and the family room fireplace, and nine-foot-wide doors lead out to the back patio and a saltwater pool and spa. The kitchen, with cherry cabinets and granite counters, opens to the family room, and the home also has a formal dining room, a living room that works as a flex space and an exercise room. No. 3 — $1,052,250 · 1217 Street Rd, Chester Springs, Pennsylvania

Built in 1955 as a kit house, the home at 1217 Street Road in Rapps Corner in Chester Springs was redesigned and rebuilt in 2012 and 2013 to look like a 19th-century Chester County stone farmhouse. It sold for $1,052,250, which was $57,250 above its asking price of $995,000. The property last sold for $340,000 in 2008.
The rebuild leaned on salvage and local material: stone gathered nearby, reclaimed doors and brick, red pine floors in wide planks set with antique face nails, maple millwork and a mantel cut from an old reclaimed barn beam. Beneath that character is a modern shell, with spray-foam insulation and wiring chases planned for future geothermal, solar and other energy upgrades. A cupola crowns the roof, and its remotely operated windows are meant to pull hot air up and out of the home in summer.
The kitchen has custom cabinets, maple and quartz counters, a seating peninsula and a 48-inch Viking range with six burners and double ovens. A new stone wood-burning fireplace warms the living room, while the dining room keeps an original fireplace fitted with heat-recovery vents, along with a custom bar set with glass salvaged from a Civil War-era parsonage. A mudroom, a laundry room and a greenhouse sunroom form a row of porch rooms floored in brick taken from York High School; the greenhouse has operable skylights. The primary suite has two walk-in closets, a bathroom with heated floors and access to the roof deck.
In all, the home has three bedrooms, two full baths and a half bath, and 2,361 square feet on two acres. A detached barn faced in matching stone, with a wood stove and rebuilt historic shop doors, serves as a workshop or studio. The property is near Yellow Springs Village and Valley Forge National Historical Park and is in the Downingtown Area School District.
The home went under contract four days after it was listed, the quickest turnaround in this group, matched by 1009 Sage Road. Elizabeth Krugler and Charles J Becker Iv of Engel & Volkers were the listing agents, and Kyle McKean of Long & Foster Real Estate, Inc. represented the buyer.

The home sits on a cul-de-sac, and its paver patio, with outdoor lighting and a low wall, backs to a hedgerow and a walking trail beside community open space. Inside are 3,686 square feet on three stories, with three bedrooms, two full baths and a half bath. The main level has a study behind French doors and an open plan under high ceilings that takes in the dining room, the living area and a kitchen with a breakfast area, a Wolf induction cooktop and a double wall oven. There is a two-car garage, and the homeowners association handles landscaping, lawn care and snow removal.
