Harbor and bay settings, a deepwater dock and a home finished this year mark a week of sales spread across five Cape towns.

Cape Cod, Massachusetts Top 5 Home Sales: North Chatham Waterfront Home Leads at $11.85 Million

These are the highest-priced home sales reported on Cape Cod for the week ending October 11, 2026, and together the five came to $26.56 million. Each sale was in a different town, from North Chatham and Orleans on the outer Cape to Falmouth, Marstons Mills and East Dennis, and all five were single-family homes in Barnstable County.

Water runs through much of the list, with homes overlooking harbors and bays and one with its own dock, while the group spans nearly three decades of building, from a 1998 home to one completed in 2026.

No. 1 — $11,850,000 · 301 Whidah Road, North Chatham, Massachusetts

Top home sale No. 1 in Cape Cod β€” 301 Whidah Road, North Chatham, Massachusetts, week ending October 11, 2026

The week’s top sale was a waterfront home above Bassing Harbor in North Chatham, which sold for $11,850,000. Completed in 2020, it came out of a collaboration among Salt Architecture, LaBarge Homes and Martha’s Vineyard Interior Designs that ran over several years. The property last sold for $2.65 million in 2018, before the current home was built.

The home has five bedrooms, seven bathrooms and 7,259 square feet of living space on 2.18 acres, making it both the largest home and the largest lot among the five sales. Walls of glass open the rooms to the water and the light, and the floors are hardwood and tile. Decks, terraces, a screened porch and a pool area extend the living space outdoors, and the exterior is finished in shingle and wood siding.

The finished lower level is given over to entertaining, with a wine room enclosed in glass, a custom bar, a game area and a media lounge. Upstairs, the kitchen pairs sleek cabinetry with open shelving, and picture windows look out over the landscape. Outside, a private stairway leads down to the shoreline. A detached two-car garage has a guest suite above it with a bedroom, a full bath, a kitchenette and laundry.

Paul E Grover of Berkshire Hathaway HomeServices Robert Paul Properties was the listing agent for the week’s highest-priced sale, and Guthrie Schofield Group, also of Berkshire Hathaway HomeServices Robert Paul Properties, represented the buyer.
