Savannah, Georgia Metro Area Top 5 Home Sales: Tybee Island Oceanfront Leads at $2.5 Million

Five of the highest-priced publicly reported home sales identified in the Savannah, Georgia metro area totaled $9.19 million for the calendar week ending Sunday, August 2, 2026 — an average of $1.84 million per transaction. The Savannah metro area includes Chatham, Bryan and Effingham counties.

Coastal geography defines the week almost completely. Four of the five sales sit on islands — two on the Atlantic beachfront at Tybee Island and two inside the gated community of The Landings on Skidaway Island — and the fifth is a historic building on a downtown square. Price per square foot ranges widely, from about $362 to roughly $993, a spread that reflects how differently oceanfront land and inland acreage are valued in this market. Seabolt Real Estate held the listing on both Tybee Island sales, and The Landings accounts for two of the five. Construction dates span 1871 to 1987, with no new construction on the list at all.

The week’s highest-priced transaction in the Savannah metro area closed July 30 at a publicly reported $2.5 million: an oceanfront residence on Bay Street at Tybee Island, the barrier island roughly eighteen miles east of downtown Savannah. The four-bedroom, five-bathroom home spans about 5,364 square feet and is arranged for both living and working, with two offices, a workout room, a workshop, an elevator and a garage in addition to the main living areas. The property faces directly onto the Atlantic.

The sale works out to roughly $466 per square foot. Tybee Island’s beachfront inventory is limited by geography rather than by demand — the island is under three miles long — and oceanfront transactions at this level are uncommon enough to lead a metro-wide ranking that includes Savannah’s historic core.

No. 2 — $2,200,000 · 10 W Liberty St, Savannah, Georgia

The second-highest sale is not a conventional house. A three-story building at 10 West Liberty Street, in Savannah’s Historic District, closed July 28 at a publicly reported $2.2 million. Built around 1871 of Savannah gray brick and carrying Italianate and Victorian detailing — tall ceilings, oversized windows, ornate interior finishes — the property is recorded in listing data as a single-family residence but is currently configured for mixed use, with retail space on the ground floor and two income-producing residential units on the second and third floors. It is zoned RIPB and encompasses about 4,170 square feet.

At roughly $528 per square foot, the transaction sits mid-range for this week’s list. The building had reportedly been held by the same ownership for close to a century before coming to market, and its configuration leaves a buyer the option of continuing the mixed-use income arrangement or converting the whole structure back to residential use.

No. 3 — $2,092,000 · 4 10th Ter, Tybee Island, Georgia

Tybee Island takes the third position as well, with a 1930-built beachfront home on 10th Terrace that closed July 28 at a publicly reported $2,092,000. The three-bedroom, three-bathroom house measures about 2,107 square feet, but the land is the story: the parcel runs approximately 317 feet deep by 65 feet wide and fronts directly on the Atlantic Ocean in a mid-island location.

That combination produces the highest price per square foot on this week’s list by a wide margin — roughly $993, more than double the figure for the metro’s largest sale. When a buyer pays nearly a thousand dollars per square foot for a modest 1930s cottage, the purchase is being made for the dune line rather than the floor plan, and depth of lot is the scarcest commodity on a barrier island.

No. 4 — $1,700,000 · 9 Brandenberry Rd, Savannah, Georgia

The fourth sale moves inland to Skidaway Island, where a home on Brandenberry Road inside The Landings closed July 30 at a publicly reported $1.7 million. Originally built in 1987, the four-bedroom, four-bathroom residence of roughly 3,748 square feet was taken back to the studs and completely rebuilt in 2022, making it effectively new construction behind an older footprint. The Landings is a gated community on Skidaway Island, about a twenty-minute drive from downtown Savannah.

The sale equals about $454 per square foot. This is the only transaction in this week’s report with a publicly documented pricing history: the home was listed June 4, 2026 at $1,795,000 and closed 5.3 percent below that figure after roughly eight weeks on the market.

No. 5 — $1,700,000 · 8 Modena Rd, Savannah, Georgia

The list closes with a second Skidaway Island sale, also at a publicly reported $1.7 million, which closed July 29 on Modena Road inside The Landings. At five bedrooms, six bathrooms and approximately 4,700 square feet, it is the largest home in this week’s report by interior space — roughly a quarter larger than the Brandenberry Road house that matched its price exactly.

That size difference produces the lowest price per square foot on the list, about $362, and the pairing is instructive: two homes in the same gated community, closing a day apart at an identical price, with nearly a thousand square feet between them. Within a single community, interior space is priced far more forgivingly than the oceanfront land twenty miles east.
