Home Staging Room by Room: A Practical Guide

Buyers tour every inch of a home β€” including the laundry room, the closets, and the garage β€” so every space needs a plan. Here is my room-by-room staging guide, starting where buyers start: the curb.

Curb appeal and the front entrance

The exterior sets expectations for everything inside. Trim the hedges, refresh the mulch, plant seasonal color, and pressure-wash the driveway and walkways. Then stand at your front door: it should open smoothly, the hardware should be solid, and a fresh coat of paint in a welcoming color pays for itself. Much of this overlaps with the repairs worth making before you list β€” do those first, then stage.

The foyer: seven seconds

Buyers often decide whether they like a home within the first seven seconds of entering. Clear out the key racks, shoe piles, and worn doormats. A slim console table with a mirror above it is the classic foyer move β€” it occupies little floor space, gives the eye a landing spot, and the mirror amplifies light. Then step outside and walk back in as if you were the buyer. What you see and smell in that first moment is your first impression.

Living and dining rooms

Scale the furniture down, open the traffic lanes, and aim the seating at the room’s best feature β€” fireplace, view, or built-ins. Keep windows unobstructed; light is your best salesperson. In the dining room, set the table simply and elegantly, remove extra chairs from small rooms, and if the space has been moonlighting as an office, return it to its intended job before photos.

The kitchen

Counters nearly bare β€” three decorative items or fewer, like a bowl of fruit and a vase of flowers. Clear the refrigerator front entirely. Organize the pantry and cabinets, because buyers will open them, and half-empty storage reads as ample storage. Matching small details help more than you would expect: new towels, a stylish soap dispenser, consistent appliance finishes.

The primary suite

Stage the bedroom as a sanctuary: quality bedding in neutral tones, symmetrical nightstands and lamps, no electronics, no exercise equipment, nothing personal on the nightstands. The bed is the focal point, so dress it like a hotel’s. In the bathroom, go spa: fresh white towels, a white shower curtain, clear counters, a plant or orchid, and bright bulbs β€” buyers want bathrooms full of light. The primary closet counts too: aim for 20% to 30% empty, matching hangers, clear floor.

The spaces sellers forget

  • Guest room: neutral, simple, uncluttered β€” and if space allows, a small desk shows flexibility as an office.
  • Laundry room: essentials in a decorative basket, a stack of folded white towels, a green plant. Small effort, outsized impression.
  • Closets, all of them: partially empty, organized, well-lit.
  • Garage: relocate the storage boxes, then display lifestyle selectively β€” bikes, golf clubs, kayaks. You are selling what living here feels like, while leaving obvious room for the cars.

Outdoor living

Stage patios, porches, and pool areas as extra rooms: a clean dining set, comfortable seating, potted plants, string lights for evening showings. Pools must be crystal clear with tidy equipment and level pavers. These spaces sell a lifestyle, and today’s buyers respond to them as strongly as to any interior room.

Walk the whole property one last time before the photographer arrives β€” every room with one purpose, one focal point, and nothing between the buyer and imagining themselves home.
