Poughkeepsie-Newburgh, New York Metro Area Top 5 Home Sales: Historic Homes in Beacon and Tivoli Lead the Week

These are the five highest-priced home sales reported in the Poughkeepsie-Newburgh metro area for the week ending October 11, 2026, and together they came to $7.18 million. Three of the homes are in Dutchess County and two are in Orange County, with Beacon accounting for two of the five and Tivoli, Cornwall On Hudson and Montgomery one each.

The group spans more than two and a half centuries of building, from village homes within walking distance of Main Street in Beacon to a farm property in northern Dutchess and a new home in a Montgomery subdivision. In two of the five sales, the same agent was on both sides of the deal.

No. 1 — $2,050,000 · 33 Davis Street, Beacon, New York

Top home sale No. 1 in the Poughkeepsie-Newburgh metro area β€” 33 Davis Street, Beacon, New York, week ending October 11, 2026

Known as Rombout House, the brick Second Empire Victorian at 33 Davis Street in Beacon sold for $2,050,000, the top price of the week. Built in 1880, it stands on a corner lot a block from Main Street, under the mansard roof that defines the style. From Davis Street the home presents a measured front; around the corner on Ackerman Street, its full scale and its tower come into view.

A long restoration kept the period character and rebuilt what lies behind it. Pocket doors, the bracketed cornice and the gabled dormers survive, and ceilings rise 10 to 12 feet over new white oak floors laid in a herringbone pattern. On the main level, a gas fireplace with a cast-iron surround anchors the living space, and the kitchen pairs Calacatta marble with a large island and Fisher & Paykel appliances. The room that sets the home apart is the conservatory, which looks out toward Fishkill Creek and Mount Beacon. Elsewhere on the main level, French doors lead out to a broad deck.

The home has five bedrooms, three full baths and a half bath in 3,523 square feet. Three of the bedrooms are upstairs, among them a primary suite with mountain views and a marble bath with a clawfoot tub. The finished lower level, with polished concrete floors and a walk-out, adds the other two bedrooms along with a fitness area and a mudroom, and it opens directly into an attached two-car garage equipped with two EV chargers. The renovation also brought geothermal heating and cooling. Fishkill Creek and its trails are about five minutes away on foot, and Dia:Beacon and the Metro-North station are close by.

Jessica Brasseur and Anthony Dargenzio, both of Houlihan Lawrence, Inc., were the listing agents for the week’s highest-priced sale.

No. 2 — $1,760,000 · 5020 Route 9G, Tivoli, New York

Top home sale No. 2 in the Poughkeepsie-Newburgh metro area β€” 5020 Route 9G, Tivoli, New York, week ending October 11, 2026

The Petrus Hoffman House in Tivoli sits well back from Route 9G on a high ridge, with views across meadow and pasture to the Catskills. The stone home, built in 1750, sold for $1,760,000 with 34.84 acres, the largest parcel in this week’s group.

Inside, a center hall opens to a formal living room on one side and a formal dining room on the other, and each still has its original fireplace. The restoration preserved the beaded ceiling beams, wide-board floors, working Dutch doors and 12-over-12 windows, while bringing in central air conditioning and new wiring. The home has six bedrooms, two bathrooms and 3,687 square feet.

The land is worked farmland, and the outbuildings tell much of its story. A Victorian carriage barn topped by a cupola has four horse stalls, and there are paddocks and a run-in shed beyond it. A pond shaded by willows and a freestanding artist’s studio sit on the grounds, and a second, Cape Cod-style home built in 1900 stands on its own parcel. Tivoli’s village center, Bard College and Rhinebeck are a short drive away.

The home sold above its asking price of $1.699 million. Hayes Clement and Kathleen Manikowski, both of Compass Greater New York, LLC, were the listing agents, and Manikowski also represented the buyer, so the same agent was on both sides of the sale.

No. 3 — $1,200,000 · 4 Grandview Avenue, Cornwall On Hudson, New York

Top home sale No. 3 in the Poughkeepsie-Newburgh metro area β€” 4 Grandview Avenue, Cornwall On Hudson, New York, week ending October 11, 2026

Few homes in the village have the outlook of 4 Grandview Avenue in Cornwall On Hudson. The contemporary, built in 1980 and set back from the street on 0.67 acres, is a riverfront property, and walls of windows across the front take in the Hudson River. It sold for $1,200,000. The property last sold for $610,000 in 2004.

With 3,762 square feet, it is the largest home of the five, and its three full baths and two half baths give it the most bathrooms in the group. The kitchen sits at the center of the plan, with granite counters, a pantry and a picture window facing the view, and it flows into the family room. A stone gas fireplace, hardwood floors and built-in bookshelves run through the main rooms. All four bedrooms share one level, and two of them, including the primary suite, have their own full baths. A finished space at the very top of the home serves as a den or library with water and mountain views.

The finished lower level has a kitchenette, a fitness room, a home office and a bath of its own. Behind the home, a fenced yard has a gunite pool with a slide and a diving board, along with a spa and a waterfall. A pergola shelters an outdoor kitchen with a wet bar, and a fire pit sits within the bluestone hardscaping. At the front are a screened porch and a detached two-car garage. Restaurants, shops and parks in the village are within walking distance.

Gzim Hakanjin of Coldwell Banker Realty was the listing agent and also represented the buyer, putting the same agent on both sides of the sale.
