A modern home in Seattle's Washington Park leads a week of sales that also reached Queen Anne Hill, the North End of Mercer Island, Redmond and Clyde Hill.

Seattle, Washington Metro Area Top 5 Home Sales: Washington Park Modern Leads at $11.8 Million

The five highest-priced home sales reported in the Seattle metro area for the week ending October 4, 2026, totaled $35.147 million. All five are single-family homes in King County: two in Seattle, and one each in Mercer Island, Redmond and Bellevue. Their ages run from a home built more than a century ago to one completed last year.

No. 1 — $11,800,000 · 508 McGilvra Boulevard E, Seattle, Washington

The top sale of the week is a modern home in Washington Park, built in 2010 on a lot 124 feet wide that runs from one street through to the next. Its views take in Lake Washington, Mount Rainier, the Cascades and the Bellevue skyline. A team of named designers shaped it: Peter Conard was the architect and Lockhart Suver the builder, Gulassa made the custom steel, Randy Allworth designed the landscape and Doug Rasar handled the interiors.

The same few materials repeat from room to room. Concrete appears both polished and matte, alongside sandstone, custom steel, timbers of weathered elm and floors of reclaimed Belgian oak. The plan is open, with the great room at its center and a den and an office nearby. A wall of glass looks out to the view, many terrace doors lead outside, and there is a terrace with an infinity reflecting pool. The primary suite is set privately, and guests have quarters of their own. The home also has a recreation room with a home theater and a golf simulator, as well as a temperature-controlled wine cellar.

The gardens take their cue from Asia, with strong horizontal lines, Japanese black pines and Indonesian cisterns. The home is heated and cooled by a ground-source system, and it has a green roof, passive cooling and automatic blinds. It has three bedrooms, five bathrooms, three fireplaces and 7,650 square feet of living space on 0.61 acres, and it sits close to parks, shops and the Olmsted parkway. The property last sold for $3.25 million in 2008, before the current home was built.

No. 2 — $6,547,000 · 421 W Highland Drive, Seattle, Washington

From its windows the views reach across the downtown skyline to Elliott Bay and Puget Sound, with Mount Rainier and the Olympic Mountains in the distance. The home has been renovated, and its exterior combines stone and wood siding.

There are five bedrooms, six bathrooms and 7,900 square feet on two stories above a finished daylight basement. Six fireplaces are spread across all three levels, including one in the primary bedroom, and the home also has a wine cellar and a loft. On the lower level, a guest suite has a full kitchen, its own laundry and a private entrance from outside. The fully fenced backyard is landscaped for privacy, with several patios and a covered, heated outdoor pool.

The home went under contract 29 days after it was listed and sold for $6,547,000. Manqing Li of Coldwell Banker Danforth was the listing agent, and Tim Conway of John L. Scott, Inc. represented the buyer.

It is in Melrose, a gated community of ten homes, and sits on a dead-end street. The owner designed it as a modern home of clean lines, with clerestory windows, floor-to-ceiling glass, ceilings that rise to 18 feet and smart-home automation throughout.

All four bedrooms are on the main level, each with its own bath, and the home has five bathrooms in all. The kitchen is backed by a catering prep kitchen and a butler’s pantry. The primary suite has a spa-style bath, a sauna, a fireplace and two walk-in closets. Below the main floor, the finished basement has a fitness room and a media room. Outside, a covered and heated living area has a spa, an outdoor kitchen and televisions, and it opens to a lawn large enough for soccer. There is also a dog run, and Tesla STEM High School is about five minutes away.

The property last sold for $700,000 in 2022, before the current home was built. The new home went under contract four days after it was listed and sold for $5,400,000. In the Aqua Vista community of Clyde Hill, this home sits at the top of a lot of nearly half an acre and looks west over Lake Washington to the Seattle skyline, Husky Stadium and the Olympic Mountains. Built in 1972, it has been remodeled throughout by the local builder Gerry Homes, with walls of glass facing the view and a kitchen finished in marble slabs, custom cabinetry and Sub-Zero and Wolf appliances.
